MAURITIUS
Mauritius is recognised for its up-market tourism industry, its white sand beaches, crystal clear warm seawaters, quality of life and also for its flourishing economy within the African region. It houses some of the most prestigious hotels in the world. Furthermore, Mauritius benefits from economic and political stability as well as a favourable tax regime.
The Roches Noires project has a total surface area of 358 hectares and is located on the North-East coast of Mauritius, in a wild and idyllic area of the island. It is directly linked to the lagoon and comprises a natural inland sea-water lake. It is close to the main activity centres of Mauritius; about 30 minutes drive from both Port Louis and Grand-Baie. The international airport can be reached in about 35 minutes.
The Roches Noires project will comprise the following three main sections:
- An Urban Waterfront, to be constructed around a sea-water lagoon and expanded into a marina. This zone is to comprise luxury residential villas and apartments and two hotels.
- 18-hole Golf Course, themed around a ‘Designing with Nature’ approach, and including substantial residential components;
- A Retail and Commercial Centre, complementing the services of both the Roches Noires IRS and the surrounding region, with extensive facilities such as a shopping centre, a lifestyle and business centre and a clinic and business park.
The Roches Noires IRS will comprise about 750 luxury villas / apartments ranging from 180m² to 400m². The prices will start from US$800,000 (fully inclusive of all associated IRS costs), which is in line or even below other IRS schemes presently being commercialised in Mauritius.
