For most people buying a home will be the most expensive item they ever purchase, but how do you take the stress out of moving?
We speak to Fine & Country agents around the world for their top tips and advice to make this process as simple as possible.

Understand your budget:
“Get a clear understanding of how much you can afford to spend, ideally by taking advice from a financial consultant. They we will run through not only what lenders will be prepared to lend based upon your deposit and financial situation, but how you can best protect yourself about interest rate rises or illness. This will also provide you with an accurate breakdown of all the associated costs involved in buying a home, which will ensure you avoid any unwanted surprises later.”
It isn’t all on the web:
“Talk to your local agent, give them a clear, concise and realistic idea of your perfect home. Keep in close contact with your agent. Make it easy for them to tell you about new instructions before anyone else and remember to explain your finances are in place.”
You need a solicitor:
“It is important to find the right solicitor early on in the moving process. This will ensure you avoid unnecessary delays when you find your new home. Having a solicitor on hand to answer questions relating to your intended purchases, will also help to relieve stress from day one," explains Chris.
Stephen Binder, Fine & Country Lincoln
“If you are selling as well as purchasing, try to stagger the two transactions by a few days. This will enable a more relaxed move to your new property without the pressure of your buyer moving in behind you or waiting for the seller of your new home to vacate.
Many completions these days are arranged for a Friday , particularly at Bank Holiday weekends. This puts pressure on everyone, especially solicitors and removal companies. It is better to avoid these “hot spots” where possible. Arrange a weekday completion when the system is under far less pressure and a more relaxed move should be achieved," says Stephen.
Torquil Macleod, Fine & Country Norwich
"The key to a stress free move is communication. Even if there is a problem with a transaction, it is much better to deal with it straight away.
The only way of preventing a stress free move is to employ the right people. Ensure that you have a contact at your agents who is looking after your purchase.
It is equally important to employ a solicitor, who returns your calls promptly or better still, calls you when necessary," explains Torquil.
Guy Watson-Smith, Managing Director at Fine & Country Cannes:
“Ensure you have the right team on board. Find a trusted agent, notary and finance broker. It should be in everyone’s interest to complete your home-purchase as quickly and pleasantly as possible.
Your relationship with your agent is key to every step in the process,” says Alice.
Simon Bradbury, Managing Director at Fine & Country St Neots:
1. Choose the right agent:
Build a relationship with your estate agents. Although they act for the seller, keeping in touch by phone and personal visits should increase trust.
2. Agree the completion date:
Try to agree a proposed completion date at the beginning of the negotiations and avoid the anxiety of fitting into everyone else’s plans at the last minute.
3. Plan ahead:
Plan ahead for all eventualities. Are you happy with late night viewings or weekend viewings? Agree a plan with your agent, so when they can find the right buyer for your home, they can move quickly.
4. Let it be:
Most important of all don’t allow yourself to get stressed! It is easier said than done but your agent is there to help.
