Our land team highlighted the development potential of this site which was originally a former cattery and successfully did an off market acquisition with a local builder Byrne Homes. The developer then successfully used our professional advice in obtaining development finance to purchase and construct the site consisting of 2 high quality bespoke houses. Both properties were also sold prior to completion at sales values well above any other developments within the area.
After being approached by the homeowner via the local F&C branch, the land team assisted the owner in obtaining a planning permission on his property for three large houses which were purchased by Cameron Homes. Through this the land value increased from its existing use by circa 30% and with which the new homes teams sold all the new properties off plan within 19 days.
Lythalls Lane, Coventry- this site was acquired on behalf of Persimmon Homes and consisted of two separate tranches of land with one being owned by an individual and the other a PLC. The site was successfully assembled and purchased enabling the construction of 136 new houses.
Marsh Lane, Wilmcote
With the change in planning legislation this site was identified as an infill site suitable for a single plot. Utilising our database, a self-build purchaser was found and we combined the acquisition of the land with the sale of the vendor’s main property.
The land team approached the vendors after identifying the site with a planning permission for 5 new luxury detached houses. The land team was then instructed to obtain offers via competitive tender to achieve current market value. Several offers were obtained and presented and, by advising the elderly vendors and working with their solicitor, an agreement was struck with a suitable, local developer and construction is underway.
Midland Road, Nuneaton
After the creation of a new office by a PLC housebuilder, F&C were instructed to find sites within a specific geographical area. This was carried out successfully and within 8 weeks of being instructed the housebuilder was presented with three sites providing the new office with the potential of 250 new homes.
Haven Pastures Golf Club
After being approached by the owners of the Golf Club for advice on development potential, the team advised accordingly and were then instructed to obtain a planning permission. This was successfully achieved with a granting of three large new dwellings of circa 5000 sq ft each and the remodelling of the existing club house and buildings to a single residential dwelling. The whole development, including the surrounding land, was sold to a high net individual from our client database.
Elms Farm, Crick
After the team noticed this property was for sale with a local agent and highlighted the development potential that was originally overlooked, a direct approach was made ending with the unconditional purchase of the property by a high net individual from our client database. After taking further advice from the team the purchaser made an application for 11 new dwellings, which in turn increased the value of the property in excess of £1M.
