Live the life of luxury in an exclusive development next to world famous theme parks

Holidays are changing. No longer do families have to book into an expensive hotel, often having to book multiple rooms, whenever they want to travel abroad. Instead, buying a holiday home in a popular location is becoming the norm. Not only does it save money on hotels and prove to be a reliable investment, but it can also be let out in the short-term to other holidaymakers without any hassle.

This is no more true than around the entertainment capital of the world – Walt Disney World in Orlando, Florida. Here, a new type of home ownership is on offer, where a holiday home has a private feel while retaining the service of a luxury hotel.

Encore Resort Homes at Reunion is a five minute drive from the gates of Disney World, and it offers all the benefits of owning a villa in Orlando, including the ability to rent it out while you’re back home. But they go beyond this, offering design consultation and complete security while owners are away from their properties.

Wendy Karaffa, Broker at Fine & Country Florida, explains how future owners can have exactly what they want. “Buyers have a choice of what the front of the home can look like, for example they can choose a contemporary look, or a Tuscan theme, or several others to choose from. Buyers can also choose to upgrade some things in the home such as choice of floor tile, kitchen units and more. There is also the option to choose the lot, so owners can ensure that they have a good view of the pool, golf course or nature.”

As well as choosing their dream home, buyers need not worry about rentals while they’re away. Instead, companies take care of the hassle for them. “There are three on-site management companies and owners choose which one they want to use,” explains Wendy. “The management company will take holiday bookings in the home and look after the property, the guests, and take care of all the cleaning. Most of the bookings will come from the management company website or from upscale tour operators and from hotel chains.”

"These companies take professional pictures of the homes, offer assistance in furniture and color selections, market the homes, obtain and manage the bookings, clean the homes and manage any repairs or maintenance that the homes may require from time to time. The rental agencies operate on a 20% commission for the bookings they bring in. Therefore, the higher the occupancy and rental rate, the more money both the homeowner and rental agency stand to gain," said

The style of property represented here shows a new trend in the style of holidays, too. Starting with five bedroom homes, the detached properties have up to 13 bedrooms, meaning that the entire extended family can holiday in the same home, and still have plenty of space left over to invite friends as well. It’s a particularly popular way of holidaying among foreign visitors to the theme parks.

"The number of bedrooms, 5-13, is a popular feature for families who prefer staying in a home as opposed to having to book multiple hotel rooms. Everyone enjoys their privacy but there are large living spaces, and a big kitchen as well as private pools with each home," Ed explained.

British buyers may be unfamiliar with prescriptive style of home ownership, but it’s incredibly common in Central Florida. “The owners will have to ensure that the furniture meets a certain criteria because the homes are rented to vacationers for high rents and they need to meet a certain standard,” explains Wendy.

“For example, there must be enough seating for the number of guests, a certain standard of beds and linens and so on. The actual style of the furniture can be the owner’s choice, for example if the owner chooses a contemporary look to the outside of the home then they will probably choose furniture which has a bold clean look to it. Also unlike housing developments in the UK, Reunion, like all developments in Central Florida, has a Homeowners Association which outline rules and standards. “These rules ensure that the development is kept as attractive as possible and also helps to maintain property values,” Wendy says.

To attract buyers to Encore Resort over other new developments in Orlando, the developers have included touches that bring a community atmosphere. The slides and sprinklers in the AquaPark mean that residents don’t even need to travel to local waterparks to cool off, and the Club House is a great gathering place, complete with restaurant. They even have a customer services and concierge desk inside, where residents can book complimentary transport, theme park tickets and more. If they want to stay indoors, in-home room service is available. This all combines to make it feel just as much like a luxury hotel as a spacious holiday home.

While other luxury developments have some similar features, none can match the range of the Encore Resort. The resort features a club house with waterpark, restaurants, gym, swimming pool, shop, three signature golf courses, a tennis centre offering lessons and coaching, golf academy, miles of walking and biking trails, the use of four other community pools on the Reunion site including the roof top pool at Reunion Grande, three additional restaurants within the Reunion complex, a day spa, and of course the unrivalled location next to the world’s top theme parks.

With this level of service, quality housing, and being so close to world class attractions and restaurants, it’s easy to see why 300 of the properties have sold already. So far, Wendy has noticed that most properties are being snapped up by investors. “The homes are bought mainly by investors who want a good income from renting the home to vacationers. Some owners will use the home themselves for a few weeks of the year and rent it out the rest of the time,” she notes.

"Most of our owners utilize their homes for a portion of the year themselves and also rent their homes out to other vacationers through one of our luxury rental agencies. We also have many purely investment owners who purchase homes strictly to put them in the short-term rental market," says Ed.
