The more the better is a maxim we often hear and it applies equally to land. We discuss the opportunities that come with acreage.
At some point in your life you have probably experienced a desire to get away from it all. Most of us have. Besides this farm-life dream, there are a number of advantages to owning an extensive property, but you may not have thought about all of these opportunities.
Fundamentally, an acreage can make money for you. Additional land can be turned into a means of generating income. The opportunities available will depend on the location of your property and how much time and capital you have to invest in the project but there are a number of options. Acres can be used as grazing land for horses or cattle or for a specialist crop with the aim of selling the produce. Orchards do not necessarily have to be high maintenance and vineyards are becoming a more popular option. There are grants available for planting some types of trees.
Another area that many people do not consider when it comes to land is renting. There are a lot of different sources of rental income on an acreage. Investors can let out their farm to tenant farmers or arrange for a contractor to farm the land. If your property has scenic appeal it could potentially be utilised as a setting for special occasions such as weddings, receptions and retreats, or even as a movie set. There are also opportunities to use outbuildings as rental properties without affecting the liveability of the main home. If you would like a small business such as a bed and breakfast, a rural property in a scenic area or along a major travel route can be ideal.
Finally, if the property is in reasonably close proximity to a larger urban centre there may be future opportunities to subdivide and sell of parcels of land. This can also be true of small but growing rural centres. Patience and a good eye are key in this regard. Take advice from your agent about complex issues such as quotas, grants, planning and where to buy.
