An aspect that many people love about a new build property is that no-one else has lived in it before. A new build home is fresh, clean and untouched. It is a blank canvas that you, as the new owner, can stamp your personality and style onto from day one.
If you are buying off-plan, there is often a choice when it comes to certain aspects of the design of the home. Developers generally provide buyers with a range of options and upgrades with regard to the fixtures and fittings of the home. This could include selecting the type of material used for the kitchen worktops or the tiles in the bathrooms. Again, this is another way in which you can make it your own and add your personal style.
New build homes are built to address modern trends, integrate technology and meet the needs of a contemporary lifestyle.
Due to the modern standards of technology and insulation available, new build homes are far more energy-efficient and cost effective. Data from Energy Performance Certificates shows over 80% of new homes have the highest A or B ratings, compared with just 2.2% of existing properties. On average, new build homes are six times more energy efficient and generate around 60% less carbon dioxide than older properties. This means that a new build will reduce your carbon footprint while saving you money on monthly running costs.
A major benefit of buying a new build, at least in the initial stages, is that it will require far less maintenance than an older home. Purchasing a new home means no need for a major maintenance or renovation project as you move in. Also, new builds come with certain guarantees, so for a period, if any issues arise the developer will sort it out. An example of this is the 10-year 'Buildmark' warranty provided by the National House Building Council (NHBC), which covers any major defects to the structure of the property, or in its construction. These guarantees provide peace of mind when purchasing a long-term asset.
Government incentive schemes such as the Help to Buy Equity Loan Scheme and Starter Homes Initiative are only available to buyers purchasing new builds. Often, as an added bonus, developers also provide their own incentives to buyers, such as paying for the Stamp Duty on the property, putting funding towards legal fees and deposit or adding a furniture pack, to mention a few.
Often buying a new build is much easier than purchasing a second-hand property because there is no onward chain. A new build is ready and waiting for the new owner to move in, whereas buying a second-hand property involves the sellers moving out, possible delays in their completion dates, or worst of all, them changing their mind.
New build homes are built to strict modern safety standards using the latest fire-resistant materials and main-powered fire alarms to ensure the well-being of the occupants. Today’s safety standards also dictate that certain rooms in the home will require a window that is large enough to escape from in case of a fire.
Most new home developers will either pre-wire for a high-specification burglar alarm system or fit it as a standard feature. Also, many new builds have an onsite service such as a concierge who takes note of people entering the development, adding another security element. These features can assist in bringing down the cost of contents insurance.
Contrary to the myth, new build homes are not built with thin party walls. In fact, with the introduction of stringent industry standards in 2003 , new homes are built with materials and techniques that reduce noise from adjoining properties.
