Spring Housing Market Report: East of England

Key Statistics

In the East region, the average price of property is £975,357, which represents a 6.17% annual change in price. The premium price threshold in the East of England is £722,000, which means that the top 5% of sales in the region were above this figure. Over the last 12 months the average price per square foot has been around £485. The total value of sales over the past year has been £3.17 billion with 1,012 sales at or over £1 million.

The East of England Premium Market

While some areas within the East of England have seen a decrease in the average property price, others have performed extremely well. Colchester has seen a 15% annual increase, the average price in Watford has increased by 12%, King’s Lynn has increased by 9%, Norwich house prices have increased by 6%, Chelmsford has increased by 5%, Ipswich prices have increased by 4%, Luton and Peterborough have seen an increase of 3% and Cambridge and Southend-On-Sea have increased by 1%.

The highest premium threshold in the East is in Watford at £1,190,000, with Cambridge second at £823,000.

“The North Norfolk property market has never seen so much interest from families and retirees relocating from large cities and over-crowded towns.

"The investors, too, are piling into the market as yields on holiday-let cottages (6% NET in some cases) fly and the long-term capital gains look secure and healthy in the county.

"It’s frantic! Interest in new instructions (fewer than we’d like, but enquiries for appraisals are definitely on the rise) is astonishing with viewings up over 60% on last year.

"North Norfolk is in demand more than ever and we see no reason for it abating.”

"We are currently experiencing some much awaited new stock coming to the market after a rather baron period over the winter months; however, we are now seeing some high quality properties being listed for sale with owners moving further out to Suffolk and Norfolk. We are seeing strong demand from buyers coming from London and the nearby London commuter belt and expect this to last for some time."
