The UK property market is competitive, so sellers are looking for new ways to sell their home faster. New selling trends emerge every year, but what are savvy sellers looking to do in 2018?
Staging a home can make your home instantly appealing to a potential buyer.
“Home staging ranges from taking advice from your agent on decluttering, to hired props and furniture co-ordinated by an interior designer,” says Richard Carpenter from Fine & Country St Neots.
Fine & Country has an interior design service, offering anything from furniture packs to make your home sell faster, to a full renovation in your new property.
Open days are incredibly popular in countries like Australia and the USA, but they are not yet mainstream in the UK.
Katie Garn from Fine & Country Monmouth advises sellers to join the trend. “Open days are always popular with sellers and posting these events to our social media accounts draws attention to the property and increases the number of viewings,” she says.
Property viewing from the comfort of your own home are becoming increasingly common. From virtual reality tours in a headset to realistic 3D models, it is a useful way for buyers to see if they like the property before committing to a viewing.
Debbie Anderson from Fine & Country Ludlow said: “We sold a property to a buyer in France through a 3D virtual tour. The first time they actually saw the property was the day they picked up the keys for completion! The buyer said they found the tour invaluable in their search.”
Hiring a professional photographer will immediately make your house stand out, but is that enough in 2018?
“We have found that renewing and changing photographs from season to season makes a huge difference in the number of viewings a property receives,” reveals Katie Garn from Fine & Country Monmouth.
If your photos feature frosty grass and bare tree, it will be clear your home was listed in winter. At the end of summer, potential buyers will be able to tell that your home has been on the market for a while and may wonder if it has a problem or offer below the asking price.
“Gardens seem to be appearing higher on a buyers’ search criteria than ever before,” notes Claire Badham from Fine & Country Pembrokeshire. “Gardens with a hot tub or a wooden pod have had more interest than those that don’t.
“Sellers have realised this and, for a small investment, have made their gardens much more appealing. The idea of al fresco dining with a late-night swim and a glass of something chilled appeals to a wide audience of buyers. Meanwhile, wooden pods have taken over from summer houses, adding potential for extra accommodation. They look stylish and are also very versatile.”
Drone videos get a lot of attention online, and they are a fantastic way to show off the size of an estate. If your property includes acerage or has beautiful views, a drone can showcase this to a potential buyer before they visit the property.
Richard Carpenter from Fine & Country St Neots films presented videos, so the viewers can get a feel for the property before arranging a viewing. “It’s also a nice way to see and hear the agent before you meet,” he says.
Most buyers start their property search online, so why not target them outside the main property portals like Rightmove and Zoopla? You can ask your Fine & Country estate agent to promote your property on social media, including Facebook, Twitter and Instagram. A beautiful home will attract a lot of attention.
