In the South East region, the average price of property is £1,132,329, which represents a marginal 3.47% annual change. The premium price threshold in the South East is £809,000, which means that the top 5% of sales in the region were above this figure. Over the last 12 months the average price per square foot has been around £486. The total value of sales over the past year has been £7.51 billion with 3,218 sales at or over £1 million.
Apart from Milton Keynes, all other areas within the South East have seen an increase in the average property price. Oxford has seen a 12% annual increase, the average price in Brighton has increased by 10%, Chichester has increased by 9%, Canterbury by 4%, Guildford and Southampton by 3%, and Winchester and Portsmouth both increased by 2%.
The highest premium threshold in the South East is in Guildford at £1,270,000, with Oxford not far behind at £1,050,000.
“The premium market is holding up well in Oxfordshire. There is certainly a renewed eagerness for many London dwellers to vacate the city lifestyle, which has always been the case, but the percentage of sales to London-based purchasers has increased significantly during this time.
“Priority is being given to garden or outdoor space, as well as good broadband to be able to work from home. Villages or rural locations are often on the wish list. Oxfordshire allows access to London by train in under an hour. But good broadband speeds and rural idle don’t go hand in hand that often so a compromise has to be made.”
