Summer Housing Market Report: Wales Region

Key Statistics

In the Wales region, the average property price is £490,754 which represents a 2.33% annual change. The premium price threshold in Wales is £385,000, which means that the top 5% of sales in the region were above this figure. Over the last 12 months the average price per square foot has been around £267. The total value of sales over the past year has been £1.06 billion with 25 sales at or over £1 million.

The Wales Premium Market

Apart from Wrexham, all areas within Wales have seen an increase in the average property price. Merthyr Tydfill has seen a 16% annual increase, the average price in Pembroke/Tenby has increased by 11%, Neath increased by 7%, Cardiff by 5%, Swansea and Barry both increased by 3% and Newport saw a 2% annual increase.

The highest premium threshold in the Wales is in Barry at £526,000, with Cardiff in second at £475,000.
