We talk to Andrew Simpson (AS), Director at Fine & Country Launceston, and Peter Olivey (PO), Partner at Fine & Country Padstow, to find out what makes this part of the world so special.
1. Tell us about Cornwall. What makes it special?
AS: "The magical beaches and the inaccessible locations offering overall escapism from busy day to day lives. The pace of life and lovely locals to interact with."
PO: "Cornwall is special because of its relaxed attitude to life. Quality of life is more important to the majority of people living within the county and is a fantastic place to raise a family."
2. Why should people move to Cornwall?
AS: "Because of the rugged beauty and quality of life on offer. Our broadband is improving and people are readily able to work from home whilst enjoying the rural lifestyle and fresh air away from congestion and the rat race."
PO: "People should move to Cornwall because it has some of the most spectacular scenery, magnificent coastline, mild climate, a relaxed attitude to living."
3. What are the most sought-after areas?
AS: "The Camel estuary, Rock and the Helford passage are renowned for their beauty and offer calm waters for the boating enthusiasts. Bodmin Moor has great terrain for those seeking country pursuits. Locally, villages around Launceston have a strong community and excellent road access via the A30 where Exeter can be reached in around 45 minutes."
PO: "Some of the most sought after areas are Padstow and the Camel Estuary. The village of St Merryn has coined the phrase ‘7 bays for 7 days’; the bays include Trevone Bay, Harlyn Bay, Mother Ivey’s Bay, Booby’s Bay, Constantine Bay, Treyarnon Bay and Porthcothan Bay."
4. What are the best schools, restaurants and bars?
AS: "St Joseph’s School in Launceston is a fantastic private school taking all pupils to 16 years. Many travel far and wide to attend this school on a daily basis.
There are some great places to eat in Launceston including the recently opened Firebrand restaurant with a USA theme and Jericho’s Brasserie is the perfect spot for lunch or evening meal and glass of wine. The menu at the Springer Spaniel at Treburley has been championed by Mastecrhef winner in 2012 Anton Piotrowski. Fine cask ales can be enjoyed there too."
PO: "Local to Padstow there is an excellent range of primary and secondary schools which have performed excellently in the latest rounds of Ofsted reports. The private school at Truro has an excellent national reputation for academic and sporting achievements.
Cornwall has some of the finest restaurants, including Rick Stein’s Seafood Restaurant, Nathan Outlaw’s Restaurant at Port Isaac, James Nathan at the St Enodoc Hotel, Paul Ainsworth in Padstow, Jamie Oliver’s Fifteen at Watergate Bay and of course the famous Cornish Pasty has now even been given protected geographical status!"
5. So how much do properties cost across the county? What are the highest and lowest prices?
AS: "In my area of Launceston, the average price is around £190,000. The highest priced property we have at present is a beautiful and elegant Georgian country home with 4.5 acres on the market for £750,000."
PO: "Prices range enormously across the County, terraced properties costing from under £100,000 up to properties situated on the coast achieving in excess of £4.5 million."
6. What type of properties sell the fastest?
AS: "For us in Launceston, properties in stunning locations sell well and those that are well connected to road networks, such as town properties that are within easy reach of facilities."
PO: "Properties with character or with stunning views are in the strongest demand and often sell the quickest."
7. What are the highlights of living there?
AS: "In Cornwall generally, there are many festivals and summer events and shows that are popping up all over the place. We have recently had the Launceston Food festival, and every June we have the Charles Causley Festival (Launceston’s famous late poet) when we celebrate all things literature and poetry in tribute to the great man who helped put the town on the map."
PO: "The highlights of living in the County include surfing, sailing and paddle-boarding and a huge range of water sport activities. The magnificent beaches and bays are incredible. When the sun is shining, the North Cornish coast offers some of the most spectacular scenery in the world."
8. Who is the area most popular with (e.g. young families, retirees etc.)?
AS: "We have a number of migratory buyers who have had children who have left school. Often these buyers are leaving behind a stressful life and seek a bit of rest and recuperation. They are keen to semi-retire or look at a property that will be able to facilitate and derive a second income stream."
PO: "The County appeals to people of all of ages, ranging from young families keen to experience the beaches and outdoor way of life, to retirees looking to enjoy the milder climate and relaxed living standards."
