After the slowdown of the summer holidays, sellers and buyers alike are keen for new properties before the chill of winter settles in. But with all of these properties on the market, how can you make your home stand out? Our agents give their best tips for helping your home cut through the crowd during the busy autumn property season.
1. Be conscious of colours
Autumn has a new colour palette, and your house should reflect the change of seasons as well. Adam Tahir of Fine & Country East London says: “colours are a prerequisite in assuring a house sits within the seasonal trend, and offers buyers exactly what they’ve been anticipating. Use colours like cranberry or salsa red, Buckingham or Eden green, and even muted colours like olive, coffee, or truffle brown. Décor-wise, highlight fireplaces, candles, rustic furniture, and historical features. This can even be achieved in new-build homes. Just because the structure is brand new doesn’t mean you can’t make your house autumnal.”
2. Tend to your garden
After all the beautiful flowers and foliage of the summer, your garden is probably looking a bit tired this autumn. Ian Fraser of Fine & Country Bedford says “apply colour to the flower beds around the front of the house with evergreen shrubs. Colourful hanging baskets can also be a great help. Make sure that you consistently sweep up leaves during this season.”
3. Paint your front door
One of the best ways to increase kerb appeal is to give your door a fresh coat of paint. Fashionable colours include grey or black, but don’t be afraid to experiment. Brighter colours, especially ones in autumnal tones, set your property apart and might inspire a prospective buyer.
4. Make sure your photos match the season
Adam Tahir of Fine & Country East London says that this is critical. “Photos of the outside space must represent the same time, if a garden shot shows trees in full blossom rather than leaves slowly falling and changing colours, buyers will immediately spot the discrepancy, which will lead them to realise that the house has been on the market back in the summer. This can indicate an issue in selling the house for a potential buyer, and could make them very wary of the property.”
5. Ask for another opinion
If you’ve lived in your house for many years, it can be hard to step back and judge where a property needs to be improved. A good estate agent will be able to look at your house with a critical eye and identify the areas that need sprucing.
6. Clean your fireplace
There’s nothing more welcoming that an open fire on a cold autumn day. Contact a local chimney sweep to ensure that your fireplace is clean and in good working order. On the day of the viewing, light a fire to cultivate that cosy autumnal feeling.
7. Look to the trends
For Adam Tahir of Fine & Country East London, keeping abreast of the trends is essential to making your house stand out. But what trends are worth following? Adam says, “bright colours, boring bedding, white, an industrial-feel, copper and rose gold, pastels and generic furniture are not good choices. Whether you are a trend setter or a trend follower, if you produce a property with the necessary trends and ensure it’s in line with the expectations of the buyers, then the property will stand out. 8. Let there be light
Make sure to turn on all the lights in your home when you’re showing it to prospective buyers. It gets darker much earlier in the autumn, and having a well-lit home makes it feel welcoming and cosy, two feelings you should cultivate when staging a property.
9. Make changes to your advertisement
Taking a long hard look at your advertising after the summer is essential to achieving success in the autumn. Ian Fraser says, “consider changing your photography and price structure, and be sure to involve videos (especially drones) if you haven’t used them before. Tend to any criticisms received from the spring and summer viewings.”
10. Update your windows
Windows can be updated at any time of the year, and can add considerable value to your home. You don’t need to replace them fully, but a thorough clean and a new coat of paint can do wonders for the look and feel of your home this autumn.
