The New Year has offered a world of opportunities for buyers and sellers in premium markets across the country. We are very positive about the prospects for our particular segment of the market, and indeed the national market as a whole.
It is certainly true that the mid-market cooled off in the second half of 2017 and the prime markets we concern ourselves with were not immune. However, when it comes to predictions for 2018, most analysists are reasonably positive about the prospects for the national market. Most predictions for property prices in 2018 range from 0 per cent to 4 per cent increase. To put that in context, prices rose by2.6 per cent in 2017, according to the Nationwide price index. So more forecasts foresee cooling, but not price falls.

Latest price moments of the premium and super-premium regional markets
The latest data shows that prime property in the top 1% of the is growing the most in Yorkshire and the Humber, with a 15.63% positive annual change in house prices. In the top 5%, the highest growth is in London, with 5.26% growth.
At the other end of the market, prime property prices in the North East are declining slightly, with a -1.85% drop in the top 1% of housing stock, and -3.64% in the top 5%.
Number of properties on the marketThe latest available data shows us that on average estate agents in the UK have 56 properties on their books. Over the course of the last year, the average figure was 57 properties, so the latest data is one property fewer than the long run average.
