Sometimes a home can take longer than expected to sell. There are a number of reasons why this could be the case including: a slow property market, lack of publicity or photos that aren’t doing the property justice. We have collected our top tips from Fine & Country agents to help you sell your home and move onto the next chapter.
1. Paint a picture
Lindé Erasmus from Fine & Country South Africa said, "No-one can tell you what it's like to live in a particular property like the current resident can.You can provide valuable insight into a home's worthy and special selling points." When most people look to buy a property, they are searching for their future home, not just a house. Think about what attracted you to the property in the first place. Buyers will look for somewhere to make new memories, so tell them some of your favourite stories from their time at the property and help the buyers picture what it is like to live there.
2. Viewing and photos
Elaine Penhall from Lemon & Lime Interiors, part of Fine & Country Interior Design, explained some top tips for re-marketing a house that is difficult to sell. “De-clutter, clean and clean again. This is vital for both viewings and for photographs. Arrange the furniture and accessories to make the room look spacious and comfortable. Finally, arrange for professional photographs to be taken to really make the property stand out.”
3. Suggest ideas for improvements
Offer realistic suggestions to prospective buyers, such as attic conversions, extensions or creating off road parking. This will help buyers visualise what they could do with the property if the current design doesn’t meet their criteria.
4. Look around the neighbourhood
Claire Badham from Fine & Country Pembrokeshire said: “Talk about the area, the community spirit, the excellent schooling, shops, restaurants and transport links all within walking distance.” For some properties, it is important to not just focus on the house, but the surrounding area. Remember to tell your estate agents all the nearby attractions and features that brought you to thee area in the first place.
5. Fix up the interior
Get repairs done, especially in the most obvious areas of the property. This is essential for two reasons: firstly, the buyer knows that the property is in good shape so doesn’t need too much investment and secondly, it is more visually pleasing. So make sure you pay attention to a room with cracks or water-damage.
6. Engage in a motivated agent

7. Furniture packs

Something as simple as spending a few extra pounds on look and design can transform how a home is viewed, especially if the property is currently empty so buyers would need to use their imagination. Some buyers assume that the rooms are not big enough for their furniture, so adding things like a furniture pack that offers up-to-date design and a brand new look helps the buyer envision what they could do with the property."
