  • Collect 6 weeks security deposit and if held by Goodfellows register with a Government approved Deposit Protection Scheme
  • Collect first month’s rent by Cleared funds and deduct fees (invoice for any shortfall) and provide tenant with Standing Order

  • Inspect property on a six monthly basis and forward report with photos to the Landlord
  • Notify the Landlord of any works required to the property
  • Deal with any maintenance issues between landlord and tenant
  • Arrange check out and notify landlord of any dilapidation s or recommended improvements
  • Represent the landlord where a dispute is raised with the deposit protection scheme
  • Serve notice to regain possession of the property and represent the landlord in court if needed


Please note 2.4% is deducted from the above charges if Goodfellows are instructed as Sole Agents:

Landlord Tenancy Agreement £180 inc VAT
Deposit Registration Fee: £90 inc VAT per year for rent collect and let only. £5 inc VAT per month for fully managed properties
  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Inventory fees: £132 - £240 inc VAT depending upon the size of the property
Check in fees: £132 - £240 inc VAT depending upon the size of the property and outbuildings
Additional property visits: £42 inc VAT

To attend for specific requests such as neighbours disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

End of Year Statement £50 inc VAT

Arrangement Fee for works 10% of net cost
  • Arranging access and assessing costs with contractor

Renewal Fee % inc VAT as detailed below
  • All renewal fees are charged at a decreasing scale for first and second years on the Letting Fee only (7.2% inc. 2nd year and 4.8% inc. 3rd year and subsequent years with no further reductions) plus any additional services provided by Goodfellows to be added.
Contract Charge £90 inc VAT
  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
  • All fees and charges will be deducted from rental income, but the Agent reserves the right to charge the landlord direct for any shortfall.
  • All fees and charges are fixed for the duration of the first tenancy including extensions either fixed term or  periodic/negotiated by Landlord or Agent until such time as the tenant vacates. All renewal fees are charged at a decreasing scale for first and second years on the Letting Fee (7.2% inc, 2nd year/ 4.5% vat, 3rd and subsequent years with no further reductions) plus any additional services provided by Goodfellows.
  • GFEA Ltd (Rent Collection & Managed Service only) will collect monthly rent from the tenant, usually by standing order mandate unless otherwise agreed and will endeavour to pay monthly rent to landlord within 10 days of the date of receipt, bacs payments are usually made on Monday, Wednesday & Friday of each week.
