Fees and Charges to Tenants

All fees to Tenants are inclusive of VAT

Rent per property:  Equivalent to 1 month’s rent payable in advance.
Calculated by multiplying the weekly rent by 4.333333.
This covers the rent for the first month of the tenancy.

Reservation Administration fee per property: Equivalent to 2 week’s rent.
Calculated by multiplying the weekly rent by 2.
The Reservation Administration fee (upon receipt) removes the property from the market and enables the administration for the tenancy to commence.

Deposit per property:  Equivalent to 6 week’s rent
Calculated by multiplying the weekly rent by 6.
If a Reservation Administration fee is paid, this payment is credited at the commencement of the Tenancy to form part of the deposit holding.

Administration fee per Tenant:
£360.00 inclusive of VAT for single person occupancy
This fee covers the administration of the tenancy including tenancy agreement, inventory, deposit registration admin fee & references.

£198.00 inclusive of VAT per person where two or more people share a property
This fee covers the administration of the tenancy including tenancy agreement, inventory, deposit registration admin fee & references.

This fee covers the attendance of an independent Inventory Clerk to carry out a review of the state and condition of the property on the last day of the tenancy or as previously agreed by the Tenant & Landlord.

Administration for tenancy renewals for a further fixed term:
£120.00 inclusive of VAT per Tenant where two or more people share a property
This fee covers the administration of the tenancy including preparation, issuing and countersigning of the tenancy agreement .
Please note renewal fees are still payable in the event a renewal tenancy is not returned or if the tenancy becomes periodic.
£240.00 inclusive of VAT for single person occupancy
This fee covers the administration of the tenancy including preparation, issuing and countersigning of the tenancy agreement .

Deposit certificate administration fee for tenancy renewals for a further fixed term or amendment to tenancy per property:
£60.00 inclusive of VAT per property
This includes the administration related to registering the deposit in line with the tenancy and for issuing the Deposit Certificate and Prescribed Information.

Change of Tenant and/or amendment to tenancy:
£240.00 inclusive of VAT per change/amendment of Tenant prior to vacant possession (per outgoing Tenant)
This covers the administration in relation to amendment and alteration of the existing tenancy agreement, issuing of contracts to incoming and remaining Tenants, countersigning contracts, deposit return and changes to the inventory listing.
£120.00 inclusive of VAT (per incoming Tenant)
This fee covers the incoming Tenant (s) referencing and administration relating to the issuing of Guarantor forms, and receipt of Right to Rent checks.

Tenancy reference -sometimes known as Landlord’s reference per Tenant:
£42.00 inclusive of VAT
A reference provided on behalf of the Landlord to potential Landlord’s or authorised parties outlining Tenant name, property address, tenancy terms and rental payment history.

Missed and dishonoured rent payments / non cancelled standing orders per property:
£30.00 inclusive of VAT
The administration in relation to returning / reprocessing payments issued by the Tenant(s).

Marketing fee per property:
Equivalent to two weeks rent per property
Calculated by multiplying the weekly rent by 2.
This covers the marketing of the property and administration in relation to breaking the tenancy agreement terms.

Breach of Tenancy notice per Property:
£30.00 inclusive of VAT for each letter the Agent, acting reasonably has to send the Tenant concerning breaches of the tenancy agreement.
The administration in relation to contacting the Tenant(s) including postage and telephone costs.

Returned, Refused or Represent payment per property:
£30.00 inclusive of VAT for any payment presented to the Landlord’s Agent’s bank but returned, refused or re-present by the bank for any reason. This fee will be payable for each presentation which fails.

The administration in relation to returning / reprocessing payments issued by the Tenant.

Interest per Tenant per property:
The Landlord reserves the right to charge interest on any amounts of rent due and in arrears at the rate of 4% above the Bank of England annual base rate calculated on a day to day basis from the date that the same shall become due until payment in full is made and recover the interest as though it were rent.

Maintenance per property:
Call out fee:
£180.00 inclusive of VAT for the first hour excluding materials
£90.00  inclusive of VAT for the first hour excluding materials

The Tenant agrees to pay the cost associated if the issue is found to be Tenant liability.

Aborted maintenance visit per property:
£60.00 inclusive of VAT should a Tenant not be in attendance for an agreed appointment with the Contractor.
This fees covers any aborted Contractor charges due to the Tenant not providing access after agreement has been made.

Access denied per property:
£60.00 inclusive of VAT should a Tenant not grant access is denied/not possible due after the inspection/visit has been scheduled and agreed.
This fees covers any aborted Contractor charges due to the Tenant not providing access after agreement has been made.

Professional Cleaning (excluding carpets) per property:

In exceptional cases an additional cleaning charge may be made. Larger properties will require a quote.
This includes a full professional clean of the property including all rooms and appliances unless advised otherwise.

Carpet cleaning per property:
£60.00 inclusive of VAT per room, where the room does not exceed 12’ x 12’
This includes shampooing/steam cleaning of the nominated area by a professional company.

Steam Cleaning Upholstery per property:

Fees and Charges to Landlords

All fees to Landlords are inclusive of VAT

LET ONLY:

Commission rate agreed per Landlord.

Let only service includes marketing of the property, carryout accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on potential Tenant(s) including credit checks and referencing and finalising the tenancy agreement.

DEPOSIT REGISTRATION:

As an additional service we can protect the deposit on behalf of the Landlord with a registered scheme along with issuing of a signed certificate and prescribed information to the Tenants within 30 days of receipt of the deposit.

TENANCY AGREEMENT FEE:
£120.00 inclusive of VAT
This covers the cost of preparing the tenancy agreement and issuing on your behalf.

RENT COLLECTION:

Commission rate agreed per Landlord.

As an additional service we can also offer a monthly rental collection, pursue no-payment of rent and provide advice on arrears.

FULL MANAGEMENT SERVICE:

Commission rate agreed per Landlord.

As an option we offer Full Management which includes all of the above, as well as getting quotes for repairs, arranging repairs within the property, carrying out routine inspections per annum, notify the Landlord of the outcome, advise all utility provides of the change of tenancy/liability and hold keys throughout the tenancy term along with dealing with the deposit return and disputes if applicable.


A float of £250.00 will be held per property rented at less than £500.00 per week & a float of £500.00 will be held per property rented at more than £500.00 per week towards maintenance works in the event they need rectifying .
All maintenance will be subject to 10% plus VAT (12%) handling charge.

RENEWAL OF TENANCY AGREEMENT FOR A FURTHER TERM:

Should the tenancy be renewed for a further term the Tenancy Agreement fee and Deposit Registration fee applies as listed above.
