From Abergavenny follow the A4042 south towards Newport and after approximately four miles turn right signposted Upper Llanover. Proceed over the canal and bear left. Continue for approximately one mile before bearing left again (note there is a private sign pointing to The Goose on the right). Yew Tree cottage will then be found on the right hand side.

Step Outside

The cottage is approached through double metal gates leading to a tarmac drive with space for several vehicles. From the flagstone patio is a pedestrian gate which leads to delightful, extensive gardens which surround the property. The gently sloping lawns, dotted with mature shrubs and trees, offer lovely views across the valley.


The property has an excellent range of outbuildings including a double garage with up-and-over door and a hydraulic car lift with engine hoist pulley. To the rear of the garage is a useful workshop with shelving. The separate, purpose-built timber stable block has four loose boxes with overhang; one box is insulated and currently used as a workshop. There is also a small tack room/kitchen with sink unit.

The Land

The pasture land, with road access, is divided into two parcels and is situated along the quiet lane. The smaller, steeper of the two paddocks (circa 0.74 acres) is around 200m from the cottage and the larger, more productive paddock (circa 5.7 acres) is a further 150m along. The property is located approximately one and a half miles above the main road, on the outskirts of Llanover and is accessible to the A4042 which connects to the A40 and A449 which in turn link to the M4/M5/M50 motorway networks. The historic village of Llanover is located approximately 5 miles from the market town of Abergavenny which offers a wide range of amenities including independent and high street shops (including a Waitrose supermarket), banks, doctors, dentists, theatre, cinema, library, primary and secondary schools, a general hospital and a main line railway station. The area is renowned for its many excellent restaurants and pubs and for the annual Abergavenny Food Festival, held each September. The village of Llanover has historic origins and many of the properties are still owned by the Coldbrook and Llanover Estate which dates from the 16th Century. Within a mile of the property is the welcoming and historic Goose & Cuckoo pub which survived the cull of the teetotal and temperance campaigner Lady Llanover.
