The home is exceptionally presented throughout and has undergone a programme of refurbishment over recent years. The home is most private away from the centre of the village and a viewing is highly recommended.
Accommodation - Coton Wood Grange is a most special Jacobean influenced home adjacent to the village of Boylestone, near Ashbourne in Derbyshire.
The quality of the design is evident from the approach to the property with the wrought iron gated entrance, charming stone mullioned windows and twisted chimney pots giving this home a very impressive and stately appearance.
Upon entering the home via the solid oak entrance door, the fabulous attention to detail continues. The home has undergone a full programme of renovation over the last 12 months and on offer is a well-appointed home benefitting from modern conveniences, including an integrated sound system throughout the main rooms. The welcoming feel of the main reception hallway is enhanced by the real flagstone flooring and half panelled Pippy Oak wall, together with the impressive matching oak staircase featuring turned balusters and newel posts winding to the first floor. The guest cloakroom is located off the hallway, being half tiled with WC and pedestal wash hand basin, and there is a useful store room housing the media equipment.
The sitting room is a truly lovely room, with intricate glazed double doors and matching design set into the ceiling. There are dual aspect windows offering glimpses of the countryside and the sitting room has the benefit of an Inglenook fireplace with timber beam, housing a Clearview multifuel stove set upon a natural stone hearth with a display mantle carved with an acorn and leaf design fitted by Haddon Stone.
There is a most spacious study room, which is accessed via oak double doors and continues the intricate inset ceiling design and oak flooring. The reception space continues to a further lounge with its own Clearview multi-fuel stove set upon a natural stone hearth with the matching Acorn and Leaf design. The flow of the accommodation leads into the orangery. This room is flooded with light and offers views over both the countryside and the formal gardens of the home. There are natural flagstone flooring and vaulted ceilings with exposed trusses and French doors leading out to the rear decking.
The breakfast kitchen makes a great hub for family life. The bespoke kitchen incorporates an extensive range of handcrafted and painted wall, base and drawer units all complemented with solid granite work surfaces and island unit. There is an oil-fired Aga cooker, making the room cosy all year round, accompanied by an electric companion module and integrated appliances. The room is further enhanced with an elevated breakfast area, perfect for family dining and socialising. There is access to the well-appointed utility room, featuring matching units and an inset sink with a door leading to the rear.
The first-floor landing has a galleried effect overlooking the main entrance hall and the oak staircase then continues to the second floor. All the rooms to the upper floor have great views over the surrounding countryside, and to this floor, there are five genuine double bedrooms. The master bedroom suite within the home is most spacious and has an air conditioning system installed. There is a walk-in dressing room with an abundance of hanging rails and storage and an excellent, recently refurbished, full ensuite bathroom with clawfoot roll-top bath, walk-in shower cubicle, twin wash hand basins and WC.
To the second floor, the accommodation continues with three further double bedrooms and a fully equipped spa bathroom featuring a large air bath with moulded seating for added luxury.
Seller Interview - This magnificent Jacobean style country home, which was beautifully designed and built by the current owners in 2000, occupies a splendid rural location within the glorious Derbyshire countryside. Working in property development we have built countless beautiful homes over the years, say the owners, however, when we decided to build this house eighteen years ago our aim was to create a stunning family home that would stand head and shoulders above the rest, and the end result is something we are very proud of.
In terms of the exterior of the building, we wanted to emulate the architecture of a fine country manor, more specifically that of Haddon Hall, which we visited on numerous occasion when looking for inspiration. So we included several details such as the beautiful hand-made stone mullioned windows with leaded glass, handmade window sills and even the roof had to be pitched at a specific angle. Inside I personally did all of the joinery work and sourced the finest English pippy oak for the wood panelling and staircase, I made all of the doors and window frames by hand, Ive added ornate coving and deep skirting and the acoustics of the house as a whole were also very important so all of the floors are solid concrete to ensure that theres no transference of noise from room to room. Its, without doubt, a very imposing house, but its been designed with family life and comfort in mind so its also very luxurious throughout and incorporates all of the mod cons necessary for modern life. Its just stunning, and in the past few months practically the whole house has been redecorated and a number of the bathrooms have been refurbished so its ready for the new owners to simply move in and enjoy.
The house sits in just under an acre of grounds and has a beautiful garden that wraps right the way around the house, continues the owners. It incorporates open lawns, a pretty rose garden and a large decked terrace and we even have a heated outdoor toilet. The grounds are without doubt a fabulous feature of the property and a real haven of peace and tranquillity.
The elegant drawing room is probably the most impressive room, but the orangery, which is currently used as a dining room, is definitely a favourite, says the owner, "and there is nothing better than sitting in there with a cup of coffee and quietly watching the sun come up.
The house enjoys this wonderfully secluded location, so its incredibly peaceful here and the views are something else, say the owners, however weve never felt isolated. Theres a nice feeling of community within the village, nearby Uttoxeter and Ashbourne have all the shops and amenities to cater for day-to-day needs, theres also a mainline station at Uttoxeter and were almost equidistant between the M1 and M6 so its relatively easy to get just about anywhere.
Heart and soul really went into building this house, we think you would be hard pressed to find anything else that matches it in terms of quality, say the owners. Our children have grown up here so well definitely take away some fabulous memories, but we will miss absolutely everything. Its going to be such a wrench to leave.
Outside - Coton Wood House is accessed via electrically operated wrought iron gates which lead onto a substantial driveway with central turning circle. The owners have had plans drawn up for a timber framed double garage and store to the left hand side of the home which is an option which the owners could complete by separate negotiation. There are lawned front gardens which also wrap around to the side and rear of the main home, surrounded by mature trees and shrubs, giving extra privacy. There is a large decked terrace with steps leading to the main patio area accessed from the Orangery. The orientation of the home benefits from the sun all day and there is a large natural pond and plenty of lawns for family activities. There is a delightful boxed hedge rose garden with gravelled pathways and a stone fountain located at its centre. There is also an external WC.
Location - The home is conveniently located off the A515, which links to the A50 and A38, making Derby, Uttoxeter and Stoke all within easy reach, and via the M6 and M1 motorways, even Manchester is within striking distance. The home is adjacent to the village of Boylestone which features a local church, public house and high-class restaurant, and most of the villages surrounding the home have further public houses. The closest large town is Ashbourne where a full range of amenities are on hand. For schooling, there are excellent state schools, and for those looking for private schooling, Abbotsholme, Denstone, Derby Grammar and High School and Repton are all within easy reach.
Services - Mains Electric, Water and Shared Septic tank with neighbour for Drainage. Oil Fired Central heating.
Agents Note - Planning permission has been granted to add a substantial 2500 sq ft rear wing to the home. In addition, there is a neighbouring home with an option of 4 bedrooms for sale by separate negotiation. Please request further information if required.
