Ryders Farm is a unique and quite charming 12 Acre country estate in the tranquil village of Swavesey. The main house dates back to the 13th century and was originally built by a local yeoman, making it one of the oldest surviving houses in Cambridgeshire.

As you enter through the quietly unassuming gateway past a delightful pond in the secluded front garden, you travel along the gravel driveway and realise there is much to explore on this estate. The main house itself is a gem with an incredible number of preserved original oak beamed features, all of which seamlessly blend with aspects of modern day living.

"We are local to this area and having 4 teenage children we were thinking about moving, but hadn't really been looking seriously. Then one day the details of Ryders Farm came across Andrew's desk and we just fell in love with the whole package. Excited about being the custodians of such an original property but with the opportunity to restore and develop further.

Swavesey is a fantastic little village providing everything you need right on the doorstep. There are 2 really great schools, village shops, post office, pub, doctors, opticians and hairdressers. Easy access to more local pubs and restaurants in Huntingdon, St Ives, Cambridge and surrounding areas couldn't be easier - you can decide to drive or simply take the guided bus service.

Now is the time for us to downsize but there are still options for the new owners. It would be easy to take over the estate and simply live and enjoy its many charms. But if you wanted to develop it further then there is plenty of scope."

The Main House

Ground Level

As you enter the house the scale of the timber framed Aisled Hall is immediately apparent. The original handmade clay floor tiles and the impressive preserved oak beams, featuring a Queen Ann truss, to the brick fireplace, with a wood burner standing tall, ready to light up the room and entertain all who arrive.

"Christmas was one of our favourite times in the house. The Aisled Hall would at the heart of our celebrations, with a 12-foot tree all decorated and illuminated, ready to take centre stage for entertaining family and friends.

There are also 2 wood burners in the property with a woodstore, supplied by our own woodland, located to the side of the Cart Lodge. There is something quite authentic about the glow of a wood burner in such a character property, providing a welcoming warmth in the main living areas."


Additional accommodation

Across the gravel driveway away from the main house is a converted stable block. Cleverly retaining some of its original features on the windows and doors, the inside is fresh and modern with the main hallway running the length of the property.

Leading off from here are the lounge and kitchen, 2 single bedrooms, a large main bedroom, family bathroom and office space. Outside and along the complete length of the hallway is the garden. Enclosed and private with only the internal windows overlooking this aspect.

Development opportunities

"The gardens at Ryders Farm have been a real joy for us. When we first moved here they were a blank canvas so we needed to plan and build everything from scratch; which probably explains why we spend so much of our time outside.

Our favourite memories will be the parties, especially those out in the parkland. We were married at Swavesey church and held our wedding reception here, that in itself will make it a difficult place to leave. Anniversaries, birthdays, christenings, as well as company parties have all been celebrated here.

Swavesey is a wonderful village with a real sense of community. With a RSPB nature reserve on your doorstep, a range of local sports activities and a traditional village festival held every 2 years, there is genuinely something for everybody."
