5 Bedroom Detached House For Sale in Hardres Court Road, Lower Hardres

5 5 3

Woodside, on the edge of the lovely village of Lower Hardres, is a truly special country house, providing 3488.3 sq ft of accommodation. It was originally built in c.1680 as farm dwellings and the building was granted a license to sell ales in 1702 when it was registered as the ‘Three Horseshoes’. It continued as such until 2009 when it became a private residence. The current owners purchased the property in 2012 and began what turned out to be a complete renovation and re-modelling of the property to an exceedingly high standard where no detail has been overlooked. Whether it is the oak theme that runs throughout the property, the stunning kitchen/breakfast room, the vast amount of storage space, the good ceiling heights throughout, or the various types of natural flooring, with underfloor heating in many of the rooms, there is something to savour wherever you look! From the moment you step over the threshold, you can begin to appreciate all the time and effort that has gone into creating this stunning family home. The delightful double height reception hall with its slate flooring and bespoke oak and wrought iron staircase are testament to this.  Off the hall to the right is a large sitting area with its beamed fireplace, wood burning stove and built in oak bookcase through to the well-proportioned dining room with large glass doors to the wrap-around patio. There is also a door through to the elegant and extremely spacious lounge with its attractive fireplace. All these rooms provide a delightful environment for entertaining as well as family life. There is access to a large home office from the lounge and, as there is also an adjacent cloakroom, this could always become another double bedroom if required. Off the hall to the left, besides another cloakroom, is a good sized family room, which could also make an excellent office for anyone working from home with business visitors as it means they don’t have to venture into the private part of the house. This combined with the property benefitting from fibre optic broadband would make this a real possibility.

Directly across the hall is the ‘star of the show’ - the simply stunning contemporary fitted kitchen/breakfast room with its stone flooring, central island breakfast bar, granite worktops and vast range of appliances, including a six ring gas hob, two integrated eye level ovens, a built in combi microwave and a warming drawer, as well as two fridge freezers, a dishwasher and various pull out larders/drawers. There is still plenty of space for a large table and chairs and access to the garden via large patio doors, providing plenty of natural light and lovely rural views across the surrounding countryside. Off the kitchen is a large utility room, a boot room and a pet area that could easily be converted into a ground floor shower room – so useful if you come in from a muddy walk with the dog! The top floor is divided into two main areas. On one side of the hall landing is the superb master suite with its seating area and balcony overlooking the garden and the fields beyond where you can sit with your morning coffee and admire the view. The suite includes a walk-in wardrobe/dressing area and an additional fitted dressing area with an extremely useful laundry chute to the utility room below. This area leads through to the gorgeous en-suite bathroom with a large bath, two basins and a separate shower.

On the other side of the landing are four double bedrooms, one with an en-suite shower room, and the main family bathroom with bath and a separate shower. There are plenty of storage facilities including two double sized linen cupboards and even a suitcase cupboard! Four of the bedrooms have wardrobes or fitted cupboards and the fifth has space to add one if required. At the front of the property is a low maintenance resin bound driveway and a large gravel parking area in front of the charming (oak-framed) timber carria...

“We bought the house about seven years ago as we fell in love with the position and views from the property.  We loved the proximity to Canterbury City Centre and good Grammar Schools as well as the peace and tranquility of the area. We spent two years completing the major work of redesigning and renovating the property, which inside, included new heating systems, new plumbing and electrics, windows, doors, floors, ceilings, walls, staircase, bathrooms and kitchen. We thought it was going to be our ‘forever’ home, so we invested heavily in making sure that everything was of the highest quality and provided a wonderful environment for us and our family. Nothing is forever as we are now facing a move, but if we could just pick the house up and take it with us, we would. Lower Hardres is a delightful village in an area of Outstanding Natural Beauty, some 3.5 miles South of Canterbury City Centre. It includes a busy village hall, the grade 2 listed St Mary’s Church and the delightful Granville pub and restaurant, an easy stroll to for a sumptuous Sunday lunch. There is an award winning farm shop within walking distance and a bus stop minutes away with a direct bus service to Canterbury. We are 2.4 miles from Simon Langton Grammar schools, 2.3 miles from the Canterbury rugby club and 2.5 miles from the Kent County cricket ground at St Lawrence.  All around Lower Hardres there are great places for walking the dog and there are excellent cycle routes including Sustrans National Route 17, a 42-mile route that runs from Kent to the East coast. Not far away is Bossingham where you will find a good primary school and the Hop Pocket pub and eaterie, as well as Stelling Minnis with its historic working mill, archetypal village green, pub and the famous Minnis.  Bridge is 3.4 miles away by car, with its small supermarket, surgery, dentist and pubs as well as another good primary school.

Lower Hardres being close to Canterbury benefits from its UNESCO world heritage site status and historic buildings, high street stores and individual shops, theatres, universities, bars and restaurants as well as two mainline stations and the high speed rail that will get you to London within an hour. There is also an excellent choice of grammar and private schools.  For sporting enthusiasts there is the Roundwood Hall Golf Club along Stone Street or the Canterbury Golf club and Polo Farm Sports club on the outskirts of the city. If you enjoy horses, there is also the nearby Bursted Manor riding Centre and excellent rides in Lyminge forest while cricket fans can watch their favourite players at the nearby St Lawrence cricket ground, home of Kent County Cricket. If you want to go further afield it is very easy to get to the A2 for London or Dover and Folkestone for trips to the Continent”.
