If rural tranquility is top of your list this luxurious country residence surrounded by countryside offers everything you could wish for. From the moment you sweep through the impressive new wood entrance gates to the vast area of pebbled hard standing you will be excited to see the interior. A real show stopper is the stunning kitchen/dining/family room that was originally three rooms but has been opened up to create a wonderfully spacious family hub. Your eyes are drawn to the large and fascinating curved bespoke central island with its breakfast bar, drinks cooler and induction hob. The well fitted kitchen units incorporate two built in ovens, a built in combi microwave, dishwasher, an instant water boiling tap and a large American style fridge freezer with an ice maker and filter chilled water. There is also a large modern wood burning stove and trendy wood store where that will keep you warm whatever the weather and on sunny days you can wander out onto the large brick paved terrace via the french doors.
The large sitting room with its amazing bar at one is an ideal spot for entertaining either sitting up at a bar stool or relaxing in front of the trendy Norwegian wood burning stove inset into the charmingly tiled chimney breast. This room has two sets of french doors to an impressive and partially covered decked terrace. There is a fully tiled ground floor shower room and an excellent utility/boot room with access to the garden. This is also available for use by anyone living in the adjacent separate annex that is ideal for elderly relatives, adult children or staff. Here you will find a well fitted open plan kitchen/diner and separate lounge with a log burning stove and french doors to the decked terrace. The kitchen area includes a double oven, induction hob, combi microwave and dishwasher. The annexe also has a good sized double bedroom and en suite shower room.
Upstairs there are four superb double bedrooms. These include two with en-suites with the second bedroom also having french doors to not only the main balcony that runs along the length of the property and where you can sit and admire the view over your morning coffee, but there is also a private covered balcony at the side. There are partially vaulted ceilings in many of the bedrooms and plenty of windows providing an abundance of natural light and gorgeous views across the garden, paddocks and beyond. A variety of storage facilities are available including eaves cupboards and a large walk in drying room.
The grounds cover 1.335 acres and include a post and rail paddock, a variety of patios and terraces for outdoor entertaining as well as lawns where you can play football or cricket and a selection of shrub and flower borders as well as some amazing specimen trees including two rare Japanese maples. There is a large workshop with a solid floor, lighting and power as well as a sizeable separate studio/office with fitted cupboards that is light and bright with a row of windows overlooking the countryside. This room would also make an excellent gym, games room or studio and the vast pebbled frontage provides off road parking for numerous vehicles from horseboxes to boats and motorhomes.
“We moved here in 2013 and have been delighted to have upgraded the property over the years to create this amazing family home. However we feel it is time to start a new chapter in our lives and enable new owners to enjoy everything that we have here. As the road only goes to a farm there is very little traffic so it is extremely quiet and peaceful as well as being a haven for wildlife – we get everything from badgers to woodpeckers. We have very fond memories of the amazing parties and family barbecues that we have held here over the years as it really is a house designed for entertaining. All the plumbing, electrics, fixtures and fittings are quite new and the new kitchen was only installed fairly recently. Although the house has been modernised it still retains its period charm. Believed to have been built about 100 years ago it was originally the house for the headmaster of nearby Selsted Primary school and there is even a large air raid shelter under part of the garden where the children hid during World War II.
Wootton is not far from Denton with the historic Jackdaw pub while nearby Barham includes an excellent pub/restaurant nearby and a well respected village school as well as a post office and a useful village shop run by volunteers that sells everything you need from light bulbs to specialist wines and homemade bread to fresh meat. The village has an active tennis and bowls club and there is a cricket club in Selsted. You can also go to Bridge where there are a variety of shops including a small supermarket, a health food shop and a hair and beauty salon. Bridge also has a number of pubs, restaurants and a tea shop as well as a dentist and a very good surgery and clinic or in the opposite direction it is not far to Hawkinge with its large supermarket and other shops and eateries. Broome Park is close by for golfing aficionados and for those who enjoy walking or riding, Covert Wood offers some splendid ‘off road’ facilities. There are Outstanding grammar schools are available in Folkestone, Dover and Canterbury as well as a range of private schools, theatres, high street stores and historic buildings and mainline stations”.
