Internally, the well-proportioned rooms include a reception hall with fitted cupboards leading through to a large light and airy lounge/dining room with a multi-fuel burning stove. The dining space has plenty of room for a good sized table, leading off is a single glazed rear porch. The spacious modern kitchen has many cream fronted units with a double oven, hob and extractor included in the sale, a tiled floor with electric underfloor heating and modern recessed down lighting. Completing this level is the family bathroom/WC which has an electric shower over the panelled bath.
Two of the three bedrooms on the first floor are large enough for a double bed and the master bedroom has a built in wardrobe.
The home has LPG fired central heating with a new boiler having been installed earlier this year and external windows are double glazed.
The gardens extend to some 0.45 of an acre and comprise of mainly lawned areas with attractive shrubs, bushes and perennials. There is a patio area which is perfect for sitting out and enjoying the warmer weather whilst taking in the outstanding views. The wide range of corrugated barns are a few steps from the property just up from the private gated driveway and have wide scope to be improved and made into a valuable work or storage space. If all required consents are obtained these buildings could be re-developed and used for further accommodation, commercial, leisure or office space or for simply housing stock as they once did.
The property sits on the fringes of the quiet hamlet of Laneast approximately 8 miles from Launceston. The village itself has a Parish Church and within one mile there is the Moorview Service Station and a County Primary School and further village amenities at Altarnun. The ancient former market town of Launceston boasts a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.
