Offering all of the modern comforts that you would expect, including underfloor heating, log burner and a fantastic sized breakfast kitchen. If you like entertaining then look no further, this property has what I can only describe as the perfect party room, currently fitted out with a bar, pool table and card/roulette table. This room also extends into the garden through bi-folding doors where there is a brick built seating area with a fire pit just to take the edge off those cooler summer evenings.
The property is set within a spacious plot, also benefiting from a large driveway with a gated entrance and an external double garage. This family home has great transport links to all major networks and being less than 10 miles from the Centre of Solihull and Coventry.
Sitting Proudly among four premium dwellings, enjoying 360-degree views of rolling countryside. I strongly advise viewing this property to fully appreciate the quality of accommodation and style of finishes on offer. With Oak used throughout for skirting boards and architrave, staircase spindles and handrail, hardwood windows and external doors.
Accommodation - Entering the property into a spacious hallway, to the right is the main sitting room. The sitting room has a beautiful feature fireplace, slate halves and a log burning stove. There is dual aspect viewing to the front through floor-to-ceiling windows and french doors and to the rear that opens up to the South-facing garden, The hallway also gives access to a large under stairs cupboard thats great for storage of coats and shoes and w/c. Off the hallway to the left leads to the modern open plan breakfast kitchen. The kitchen has a modern theme with integrated applies and granite worktops with a spacious eating area. Leading off the kitchen theres a dining room, entertainment room, utility and shower/bathroom. The entertainment room is a spacious room fitted out with a bar and pool table, card/roulette table, great for entraining guests! Also boasting dual aspect views again to the front though floor-to-ceiling windows and to the rear bi-folding doors allowing you to connect the living area to the outdoor space, great for large gatherings.
Rising to the first floor there are four good size double bedrooms all boasting countryside views with the master benefiting from a walk-in dressing room/family room (17ft x 17ft) which is a bedroom in itself with ensuite facilities. There is also a good size family bathroom.
Outside - Outside, to the front, there is a large gravelled driveway secured with a gated entrance and a large front garden mostly laid to lawn bordered with a wooden fence and hedgerows. The front garden wraps around the property on three sides. To the rear, the garden has a large lawned area with various paved patio areas, also having a brick built seating area and fire pit to the centre of the garden, great for entertaining on those cool summer evenings.
Sellers Insight - This lovely home, which was designed and built just four years ago, occupies a very picturesque rural location only seven miles from Coventry city centre. We bought the house from a builder friend of mine and Id honestly have to say that it was everything about it that drew us to it, says Scott. It sits within this very small development of individually designed and very attractive houses, and its surrounded by nothing but the rolling countryside, so its very peaceful here and the views are magnificent. However, its not a place that feels isolated as theres an array of lovely little villages within striking distance and I can be in the city centre in less than twenty minutes. In my opinion, it really couldnt be more ideal.
The house is very much a modern home with all the mod cons one would expect, but the exterior has been sympathetically designed to fit in with these lovely surroundings, and inside it has a traditional layout separate kitchen, separate dining room, etc and there are features such as oak skirting and solid oak doors that give it a bit of character. The rooms are all nicely proportioned and they flow really well so its very comfortable, and the floor-to-ceiling windows that are a feature of a number of rooms mean that its also very light and bright throughout. Its a lovely house, and Ive enhanced it yet further by turning the double garage into a fantastic entertainment room. It has a bar and my pool table is in there, and bi-folding doors have been added so if Im having a summer party, guests can just spill out onto the garden.
The house has definitely been designed to take full advantage of the surroundings, and the floor-to-ceiling windows and French and bi-folding doors create a really nice connection between inside and out, continues Scott. The garden wraps right the way around the house and the landscaping is quite varied so you get a lovely outlook no matter which room youre in. We have large areas of lawn, the patio entertaining area and weve also planted a small orchard. Its all very peaceful and private, and the views are something else.
The entertainment room is, without doubt, my favourite room in the house, says Scott. Its somewhere where I can get together with friends and play pool, have a drink and we can spill out onto the patio and sit around the fire pit or jump in the hot tub Its a fantastic feature of the house.
In my opinion, the location couldnt be better; it really is a place where you can enjoy the best of both worlds. The immediate surroundings are incredibly peaceful and picturesque, and yet you have the piece of mind of having some lovely neighbours close by, quick access into the city centre and really good transport links, so its relatively easy to get just about anywhere.
One of the things that Ive particularly loved about living here is the feeling of community within the development. We have a WhatsApp group and we get together from time to time for BBQs or drinks. We all get on really well, but were by no means in each others pockets.
The feeling of community is something that Ill definitely miss, says Scott, but Ill also be sad to leave this beautiful location. Its so peaceful and private, and I cant imagine there are too many places with such lovely views.
