The current owners were instantly attracted by the sophisticated charm of Field Gate House. “It’s such a pretty house. We really love the detail in the contrasting stone and brickwork exterior and weren’t at all surprised to learn the house was built by a builder for himself as the attention to detail in both the build and quality fittings is tremendous. The house really makes the most of its south-facing views and, as the kitchen breakfast room opens into the triple-aspect garden room, we decided to also open up the lounge into a conservatory providing an alternative space to relax and enjoy the amazing views over the garden and the surrounding countryside. When the option to purchase additional land at the rear of the garden arose, we jumped at the opportunity to extend our view and also create a paddock with a stable and tack room. And we’ve also built a fully insulted timber and pantile workshop with a concrete floor which is ideal for storage.”
“The house flows beautifully, with the kitchen breakfast room opening onto both the dining and garden rooms. In fact, it’s such a sociable space we spend most of our time there. It makes cooking and entertaining such a pleasure as nothing ever seems cluttered and we never run out of workspace, and the wine fridge and built-in coffee machine are indispensable! We also love the lounge as it’s so light and spacious and naturally falls into two separate areas, one for tv and music and the other is a quieter space ideal for reading.”
“We’d love to be able to take this house with us as there’s so much we’ll miss about it such as the amount of space it offers, the massive amount of storage, and the garden which has given us so much pleasure too. It’s very sunny and easy to maintain and we can look over to the woodland beyond where we regularly see red kites flying overhead, and in the spring it’s lovely to watch the lambs at play in the fields. It’s such a friendly place with a host of local clubs and activities, such as the dog walking club and Christmas festivities. Of course, it’s very much a horse community with an abundance of bridlepaths, and if show jumping is your passion, it’s within easy reach of the UK’s largest equine showground, Arena UK, at Allington near Grantham (11 miles).
The rural setting of Sudbrook is an idyllic location ideally situated for country pursuits such as horse riding, fishing, and walking yet within a mile of the neighbouring village of Ancaster which boasts a church, village hall, butchers, post office, doctors’ surgery, pharmacy, pub, and Co-Op. And it also has a railway station linking directly with the mainline station at Grantham with excellent services to London Kings Cross (65 mins) or Leeds (70 mins). A more comprehensive range of shopping, eating, and cultural amenities are available in the nearby market towns of Sleaford (8 miles), Grantham (8 miles), and Newark (17 miles), whilst the A1 can be accessed from either Grantham or Newark. In addition, the cathedral city of Lincoln (20miles) offers vibrant city life and culture and is home to the regions two universities.
Village primary schools are available at Ancaster Church of England Primary School (1 mile), and Caythorpe Primary School (3 miles) whilst grammar school education is available at in Grantham at the Kesteven and Grantham Girl’s School and at The King’s Grammar School for boys, or in Sleaford Grammar School (incorporating Carre’s Grammar School and Kesteven and Sleaford Grammar).
