From Abergavenny/Hereford take the A465 towards Pontrilas. At Pontrilas Merchants, take the road signposted Rowlestone 1 ½ miles.  Stay on this road passing Ty Gwyn Cider on your left and passing Rowlestone Farm (Ice Cream) on your right.  Passing the telephone box on your left and the Church on your right, take the next right hand turning heading for Balls Cross and Longtown (passing the letter box on your left and small village hall on your right).  Proceed along this road passing a driveway with stone pillars on your left and Yew Tree Cottage on your right (do NOT turn off this road).  Stay on this road until you reach a T junction (signposted left for Walterstone and right for Balls Cross), go straight over this junction and this will lead you to The Ruthlands.

Ground Floor

A large entrance hall provides access to the principal ground floor living rooms, one of which is presently used as a bedroom.  The living room, with its impressive fireplace, has a spiral staircase to the first floor. The kitchen/breakfast room and sun room both offer much light with views across the gardens towards open farmland. On the ground floor there is also a boot room and shower room.

First and Second Floors

The village is a few miles from the A465 Hereford Road which provides links to the major road networks via the A40 and A449 leading to the M4/M5 and M50 Motorways. The nearby village of Ewyas Harold is just over 2 miles distant and offers excellent amenities such as the well regarded primary school, post office, doctor, dentist, veterinary practise, fish and chip shop, public houses, butchers shop and places of worship and is on a bus route (connecting bus via Pontrilas). Both Hereford and Abergavenny offer a further range of amenities including individual shops, major retailers, supermarkets and general hospital. Railway stations are located in Abergavenny (10 ½ miles) and Hereford (14 ½ miles).
