If you want to experience the initial awe inspiring sight of this superb example of a late 16th century timber framed Grade II Listed Wealden Hall House it is best viewed as you walk up the gravel path from the lane. From here you will be able see the front of the property in all its glory from the cream and brown continuously jettied upper floor, the casement windows and Kent peg tiled roof to the lower floor brickwork and the brick arched steps up to the superb historic oak and studded front door, believed to have come from the adjacent Norman church. To add to the charm of this special property it nestles in 0.436 of an acre of very attractive grounds and is surrounded by nearly 700 acres of the Hucking Estate owned by the Woodland Trust.
The main access to the hall house is actually via a curving driveway leading to the double garage, parking area and to the attractive pitched roof entrance porch with its ragstone tiles and original brickwork. Once across the threshold you can begin to see the care and sensitivity that has gone into the restoration of this magnificent property over recent years. It is full of stunning historic features including original beams and the front door that opens straight into the impressive sitting room with its vast inglenook fireplace, log burner and Bressumer beam and an amazing beamed ceiling including a vast central beam that was believed to be part of a 13th century oak tree. The sitting room also includes wall beams and has a double height area to the first floor giving the impression of additional light and space as well as herringbone parquet flooring that flows throughout most of the ground floor.
There is a good sized study with lovely old beams and a 19th century plank door to the rear garden as well as a utility/cloakroom with a door to the front garden area. While the large and well proportioned country style kitchen/dining room is full of historic beams and parquet flooring giving it a very special character, it has been charmingly updated to include a grand Welsh dresser, an Aga range cooker and plenty of delightful bespoke Shaker style kitchen fitments housing a gas hob, fridge freezer and dishwasher. For anyone looking to store their vintage wines there is also an excellent cellar available.
On the first floor the beamed landing and corridor leads to four double bedrooms and a single that all have stunning exposed ceiling beams and two family bathrooms including one with a fascinating diagonal oak wind brace. This bathroom is adjacent to two of the double bedrooms that also have oak wind braces and open into each other so could make an excellent master suite of bedroom and dressing room or one of the rooms could also be used as a nursery. The current master bedroom has delightful double aspect views from the windows and the other double includes an impressive brick fireplace and chimney breast. On the second floor you will find a fascinating room with a vaulted ceiling and low slung beams that would take a double bed as well as eaves storage and a wonderful en-suite bathroom with a vaulted beamed ceiling and a stand alone roll top bath.
Outside there is a separate pitched roof brick building with power that is currently a workshop, however, would make an ideal office/studio or gym. It includes a large mezzaine storage area and could even be converted into a separate granny annex with the appropriate planning permissions. There are some delightful specimen trees including a vast ash that is centuries old surrounding the large rear lawn with its path to the lane, flanked by beautifully manicured dwarf box hedges. You will also find a greenhouse and a variety of fruit trees while an adjacent orchard owned by the Woodland Trust is accessible via a garden gate.

“We moved here in 1994 and it has been a labour of love over the years to renovate this amazing place and return it to its former glory. It had previously been divided into two properties and when we bought the house it was semi derelict. However the minute we saw the hall house we just knew it was for us and it has been a wonderful home to bring up our children and also to run our business. We have also been fortunate enough to have charming neighbours however circumstances are such that it is time to move on and hope that another family will be able to get as much pleasure from this unique home as we have.
The hamlet of Hucking is a delightfully rural spot surrounded by countryside and it is wonderful to be able to walk, cycle or go horse riding in the Woodland Trust Hucking Estate. The hamlet includes the historic church and the intriguingly named Hook and Hatchet pub where you can enjoy a drink and a meal without having to take the car out. Hollingbourne village is not far with its station that can whisk you to Victoria in under an hour and a quarter. The village also includes a primary school and a village shop with a post office. You can easily drive to the M20 or the M2 for London, Canterbury or Ashford and it is only a few miles to Maidstone and Sittingbourne with their shopping malls and town centre shops.
There are a number of good grammar schools in Maidstone and Sittingbourne including Highfield that is rated Outstanding by Ofsted, while the nearby historic Sutton Valence public school founded in 1576 is very well respected and caters for children from three to 18 and slightly further afield is the excellent Kings in Rochester - the second oldest public school in the world. There is an immense diversity of sport available in the area from bowls and tennis to parachuting and golf with swimming, sailing, kayaking and adventure activities at Mote Park. Golfing enthusiasts can enjoy at game at the Bearsted golf club while cricket is available on Bearsted Green. There are also a number of events at the nearby Kent Country Showground including the annual Kent Show, antique fairs, the annual Paws in the Park dog extravaganza and the Military Odyssey”.
