STEP INSIDE This substantial Victorian home has plenty of accommodation for the whole family, there are lots of rooms, however, there is no wasted space. It's a very well laid out home which flows really well for family living.
On the ground floor there is a large entrance conservatory, it's a lovely room in its own right as the view down the driveway is great. You can see right down the Teign Estuary! From the entrance there is a further porch and then the main entrance hall.
The dining room is on the left and has a bay window to the front. With high ceilings and ornate mouldings, this is a great room for entertaining. The beauty of having large spacious rooms is that they can be used for a number of different things, so the dining room could be used as a second living room, play room or even a large downstairs bedroom if required, it really is very flexible.
The sitting room is equally as impressive and has a door into the conservatory as well as a bay window overlooking the lawn area. The character features here are really nice too! There is also a toilet and shower room on this floor.
The kitchen has been refitted in the last few years and gives ample work top space and storage, it has a handy pantry and a door to the outside. There is a basement which is accessible from the entrance hall, it has a wine store and a useful utility room.
On the first floor there are four double bedrooms and a bathroom. The master bedroom also has a bathroom ensuite and a bay window to the side which looks over the trees and greenery out towards Bovey Tracey and right out to Haytor, the other window gives a view right down to the Teign estuary to Shaldon. The window in bedroom two offer a similar view out to Dartmoor. Bedroom three is a magnificent room with huge windows giving a bright and airy feeling. Bedroom four offers a good view of the garden.
The accommodation continues on the second floor. There are two further bedrooms here as well as a home office and plenty of eaves storage. This floor would make a great apartment for a teenager, lodger or relative.
STEP OUTSIDE The property has a large drive which circles a very old cedar tree and flower bed, (currently also home for the chickens!). This gives the house lots of parking, with a grand, drive in, drive out entrance. There is a lawn area to the side of the property which has a mature laurel hedge which gives a good deal of privacy.
There's a detached garage which has pedestrian access from the main driveway. The garage has it's own vehicular access from a driveway off Petroc Drive. This driveway is owned by this property and is included in the sale. To the side of the garage there is a walled garden. This gives tremendous potential for planning permission for a separate dwelling.
SELLER INSIGHT "This large and beautifully presented family home occupies a highly desirable location just a stone's throw from Newton Abbot town centre. The house is fabulous, but it was location that really sold the property to us. We wanted to be close to the town both for the sake of convenience and so that our children could enjoy a degree of freedom – and I wouldn't have to be constantly ferrying them here and there – but at the same time we didn't want to feel as if we were right in the thick of things. This property sits in really lovely elevated position, just a short walk from all the shops and amenities, but it's very quiet here, we enjoy a good degree of privacy and the views are absolutely gorgeous. It's one of those places that I would say offers the best of both worlds.
The previous owners had done quite a lot of work to the house so when we came here it was all really top notch. However, over time we too have made some changes just to enhance it even further. We had the lovely old floorboards stripped, we put in a gorgeous new kitchen and we also had the boiler upgraded to make the house much more energy efficient. The rooms are all really well proportioned and there are lots of very attractive original features that give the house an enormous amount of character. For us it's been a wonderful home, a true family home.
It's so peaceful up here that you really do feel very detached from the hustle and bustle of everyday life. And one of the standout features of the property has to be the views, which are quite magnificent. From the bed we can watch the clouds roll in over Dartmoor and in the evening we can see the lights of Shaldon Bridge reflected in the water… The surroundings are so lovely that it's often hard to believe we're just minutes from a bustling town centre.
I'd probably say that the main living room is my favourite part of the house. It retains lovely original features, including a very ornate moulded coving and a stunning marble fireplace, it also has huge windows, so not only is it incredibly light and bright but you also get the most wonderful vista right the way down the estuary all the way to Shaldon Bridge.
I think what makes the location so fantastic is the fact that within the house and garden we can enjoy utter peace and privacy and yet just a short walk away we have shops, restaurants, a cinema… everything you might want or need. We can also hop in the car or jump on a train and get just about anywhere else with ease.
The kitchen is the real hub of our home and one of the features that I particularly love is the walk in larder. Houses don't tend to have them anymore, and it's something that I'm really going to miss.
The house has a real warmth to it and it's a place that really comes alive when it's full of family and friends. We love the location, so we're not moving far, but we'll miss the feeling of utter peace and privacy that the property as a whole has afforded us. It's a real gem of a place and we've no doubt that its new owners will absolutely love living here."
LOCATION Seymour Road is highly regarded in the area and has a number of Victorian homes as well as more modern builds. This particular property is on the highest point, which gives some lovely views.
The location is great for a family as it is easy to walk down into the town or to the Train Station. Access on to the A380 for Torbay/Exeter and the A38 for Plymouth/ Exeter is just a few minutes' drive away too.
