It is well known that the adage ‘location, location and location’ is a vital ingredient when considering a place to live and this particularly applies to this delightful detached family home. Located on the impressive Royal Esplanade in Ramsgate it has stunning and uninterrupted views across the sea to France and has been extended and modernised over the years by the owners.
Sweeping into the attractive driveway that is large enough to park up to four cars you are immediately drawn to the wide steps leading to the entrance. Once inside you can begin to appreciate the improvements that have been made, particularly when you walk into the superb and extended living space. This light and bright room has a sitting area and lounge and has windows at each end as well as french doors to the lower terrace and a very large wood burning stove keeping the place really cosy in the winter. There is an adjacent study that has direct access to the garage and could always be used as an additional bedroom if required. The modern kitchen & dining area includes a built in double oven and a range of other appliances as well as double doors to a decked balcony from the dining area overlooking the sea and where you can really begin to appreciate the views. There is also a cloakroom and a fitted utility room with a door to a side decked patio and one of the three wood stores.
On the first floor you will find a very spacious landing that is open plan to a good sized library area with floor to ceiling shelving that would also make an excellent study area. Off the landing is the family bathroom and three double bedrooms including the main. This room has stunning sea views, mirrored sliding wardrobes and a large en-suite triple shower. While on the second floor there are two further double bedrooms with even greater panoramic views and plenty of eaves storage.
The rear garden is very much a ‘story in two parts’. There is the lovely leisure area with a large lower terrace adjacent to the house that is great for al fresco dining, a good sized lawn flanked by attractive and mature shrub borders, a delightful summerhouse and the upper terrace backing onto balustrading with a gate that leads to the fruit and vegetable garden. Here for those who would like to ‘grow their own’ there are three green houses, fruit and vegetables beds and a vine that produces around 40lbs of grapes each year.
“We fell in love with the house because of its position even before we saw inside and we have always found it a pleasure to look across the water to France and even see the twinkling lights of Calais on a clear night or watch the boats and ships sail past from the main bedroom window. We have been delighted to extend and refurbish the house and bring up our children here over the past 18 years but we feel it is time to move nearer our family so hope that new owners will be able to enjoy everything as much as we have.
It is only a couple of minutes to the dual carriageway for access to London, Canterbury, Sandwich, Dover and Folkestone yet we can stroll out of our front door to walk the dogs along the cliff top and on blue flag, sandy beaches, wander down to the bars, cafes and restaurants that abound beside the marina or even cycle along the Viking trail. There are plenty of sporting activities available as we are almost opposite the bowls and croquet clubs and not far from the tennis courts while the sailing fraternity can moor their boats at the marina and enjoy the facilities at the Royal Temple Yacht club. If golf is your game there are numerous courses and clubs nearby including St Augustine’s and North Foreland as well as the Princes and St George’s championship courses at Sandwich and nearby Broadstairs includes rugby and cricket clubs.
There are Outstanding primary and grammar schools in the vicinity as well as very good private schools. If you want to go to London the high speed train from Ramsgate will whisk you there in an hour and a quarter while a day trip on the ferry from Dover or the Channel Tunnel can take you to Calais for lunch and to fill up your wine cellar. There are a number of theatres, cinemas and casinos in the area as well as art galleries and museums but if you want some more serious retail therapy you can spend time at the Westwood Cross shopping centre”.
