Steeped in history this superb Grade II Listed Georgian townhouse in the highly acclaimed Conservation Area of Spencer Square has been sensitively updated to create a stunning property. It has been redesigned to provide the ultimate in 21st century living while still retaining those wonderful features from a bygone era such as high ceilings, ornate coving, ceiling roses, sash windows, wood flooring, panelled doors, high skirtings and fireplaces that give it such a delightful character. It is believed the properties in the square were originally built for cavalry officers in Wellington’s army and the square was used for drill parades. Now it is home to charming gardens and tennis courts and where residents enjoy hosting parties and other community activities.
As you walk into the house the first things you notice are the attractive stained glass inner front door, the ornamental arch and the lovely Georgian staircase leading to the upper floors; all providing a wonderful sense of history. However if you venture to the lower ground floor here you will find the real ‘hub of the household’. It has been converted into a beautiful and modern bespoke kitchen and dining area which incorporates a charming cast iron fireplace and a central island breakfast bar in the kitchen area. This includes a solid oak top, natural stone flooring, fitted cupboards and a lovely range cooker. It leads through to the well equipped utility room where there is a dishwasher, washing machine and tumble dryer and is an ideal space to hide the dirty dishes etc. if you are having friends round for a meal. There is also storage space and steps up to the courtyard style decked terrace garden which is a real suntrap and ideal for hosting a barbecue. While at the other end is a door to the cellar that is an ideal store room as well as steps up to the pavement.
On the ground floor there are two very good sized rooms that interconnect through impressive double pine doors that, when open, provide a large space for entertaining. However currently the front room is a delightful sitting room with a cast iron fireplace and a bay window overlooking the square while the back room is being used as a bedroom as it has built in cupboards and is adjacent to a good sized shower room with access to the garden. However this room would also make an excellent office for anyone working from home.
The first floor landing includes an attractive stained glass window and leads to the impressive lounge with magnificent ornate coving and a ceiling rose as well as an Aga log burner in the fireplace and two sets of french doors to the balcony. This has been restored and includes a safety rail so you can sit outside and admire the view across the square and to the sea. This floor also has a good sized double bedroom with a fascinating fireplace while on the second floor is the ‘show stopper’ family bathroom. This large room has a stunning vintage stand alone bath and a separate shower and is adjacent to the superb main bedroom with its beautifully fitted bedroom furniture and two large sash windows overlooking the square. On the top floor you will find a double, a small double and a single bedroom with panoramic views across to France as well as a bathroom with a charming stained glass door. This floor would be an ideal hideaway for teenage children wanting a bit of independence.
“We moved here about four years ago and really love the area. It has been a real ‘labour of love’ to refurbish and update the property throughout but, at the same time, we have endeavoured to restore historical features to their former glory. This has even included constructing new panelled doors, matching up original high skirting boards and restoring the staircase as well as completely changing the lower ground floor to become the modern family space it is today. However we feel it is time to start a new chapter in our lives and hope that another family will be able to take advantage of everything we have done to create a home that you can literally walk straight into without having to do anything except install your own furniture.
The position is delightful and the resident community is very friendly creating a great social life. It is only a short distance to the dual carriageway for access to London, Canterbury, Sandwich, Dover and Folkestone yet we can stroll out of our front door to walk the dogs along the cliff top and on blue flag, sandy beaches, wander down to the bars, cafes and restaurants that abound beside the marina or even cycle along the Viking trail. There are plenty of sporting activities available as the tennis courts are literally on our door step. The sailing fraternity can moor their boats at the marina and enjoy the facilities at the Royal Temple Yacht club and if you enjoy golf there are numerous courses and clubs nearby including St Augustine’s and North Foreland as well as the Princes and St George’s championship courses at Sandwich while Broadstairs includes rugby and cricket clubs.
There are Outstanding primary and grammar schools in the vicinity as well as very good private schools. If you want to go to London the high speed train from Ramsgate will whisk you there in an hour and a quarter while a day trip on the ferry from Dover or the Channel Tunnel can take you to Calais for lunch and to fill up your wine cellar. There are a number of theatres, cinemas and casinos in the area as well as art galleries and museums but if you want some more serious retail therapy you can spend time at the Westwood Cross shopping centre”.
