7 Bedroom Detached House For Sale in East Portlemouth

7 3

SALE AGREED - SIMILAR PROPERTIES REQUIRED. A substantial period seven bedroom family home with spacious and adaptable accommodation. There is a stone barn and stable complex currently with planning permission and 10 acres of land. Far reaching views and within two miles of the beautiful Salcombe estuary, wonderful beaches and boating opportunities.

INTRODUCTION Welcome to West Prawle House, a truly exquisite period property set at the top of a 10 acre plot overlooking wonderful South Hams countryside. The property is situated within the pretty hamlet of West Prawle within just 1.5 miles of East Portlemouth and the beautiful Salcombe Estuary. The property is approached from a private road and is nestled within an attractive valley with commanding and far reaching views.

Despite its size, the property has a warm and homely feel to it. This historic home, parts of which we understand dates back to the fifteenth century, offers comfortable family living with light and spacious rooms. We understand that it had been split into two properties at some stage and prior to the current owners, was returned to a single dwelling. West Prawle House sits within ten acres of land including beautifully manicured formal gardens and superb views over grazing land and a stream fed fresh water lake. The property also has a substantial stone barn and stable complex which has been granted planning permission to be converted into a five bedroom residential property.

The picturesque and bustling town of Salcombe is within 1.8 miles and there is a passenger ferry to the town from East Portlemouth. There are wonderful coastal walks and excellent boating opportunities from Salcombe as well as a range of sandy beaches on both sides of the estuary.

SELLERS INSIGHT West Prawle House, rebuilt after a fire at the end of the 19th Century, still contains parts of the original farm house which was the only dwelling in East Portlemouth parish to have been listed in the Domesday Book. With far-reaching views inland towards Dartmoor, West Prawle House nestles at the head of a valley, below the worst of the prevailing winds. We are close to the sandy beaches of the Salcombe estuary and midway between East Portlemouth and East Prawle, the southernmost village in Devon, with the popular Pigs Nose Inn and a small shop and cafe. The grounds extend to over 10 acres and include a small lake. West Prawle is only a short distance from the South West Coastal Path and the well known Gara Rock Hotel; the beaches at East Portlemouth are an easy walk away. The popular sailing port of Salcombe is just across the estuary and can be reached via a small pedestrian ferry which operates all year.

The current owners, David & Katie, moved here with their 3 children in 2001. "Initially we kept our horses in the grounds and subsequently introduced a small flock of sheep as well as a few pigs."

"Due to the demand for accommodation in the area during the summer period we ran an occasional and successful Bed and Breakfast for a number of years."

"We have been very happy here but the house is now far too big for just two people and we feel it is time to down-size; we are not however moving far, only into a cottage in the village, as we would miss the very close community we have grown to love."

STEP INSIDE West Prawle House is an attractive yet imposing detached period home with outstanding rural vistas from many of its primary rooms. Accommodation is traditionally set over two levels with light and spacious rooms offering 4,304 sq ft (400 sq m) of living space. The property in the past has been occupied as two dwellings but is currently one sizeable house with adaptability to suit most requirements.

From the main entrance porch there is a spacious reception hallway with receptions and a large kitchen radiating off it. In total, there are five reception rooms which include a beautiful bay featured drawing room, sizeable dining room with cast iron woodburner and a useful family room and gym/games room. There is also a very handy study room. The kitchen / breakfast room is a large room with an excellent variety of 'farmhouse style' units with solid wood work tops, double Belfast sink units, range cooker and Aga. This dual aspect room offers an abundance of character with a period stone fireplace and flooring. There are also wonderful views across the land from this room which feels like the main 'hub' of the house. Additional living space to this floor includes a scullery, utility room, pantry, two wc's and entrance porch to the front of the house.

From the ground floor, return stairs lead up to the first floor and a large 'L' shaped landing. In total there are seven bedrooms with five of these rooms leading out to a beautiful decked balcony with breath-taking views. These bedrooms are serviced by two shower rooms and there is also a separate family bathroom. The master bedroom largely mirrors the size and shape of the drawing room below with its beautiful bay window and outlook over the private rear area of garden. There is a large en suite bathroom with shower interconnecting the main bedroom and useful dressing room area as well. A second staircase connects the upstairs hallway to a second front door. There is a large roof-space which would lend itself to conversion into a further bedroom suite.

There is a large barn and stable complex which also has planning permission (current at time of print) for conversion to create additional living space should one require. There is currently 2,521 sq ft (234 sq m) of space with the existing barn and stable complex with proposed plans approved boosting accommodation to 4,291 sq ft (399 sq m) over two storeys with possible five bedrooms.

STEP OUTSIDE West Prawle House sits within grounds of 10.84 acres. A five bar gate opens to a large parking area to the front and side of the house with additional parking in front of the stabling and barn. The property and grounds are shown in the Domesday Book with the surroundings having changed very little over the years. There is access from the drawing room and dining room to a beautiful formal paved dining area with expanse of lawn leading up to a higher section of land and walled vegetable garden.

The land gently slopes away from the house, down into the valley offering grazing opportunities for livestock with an attractive stream fed freshwater lake. The views are simply outstanding with far reaching vistas over the beautiful South Hams countryside towards Dartmoor in the far distance. There is also a former piggery providing useful storage as well as a former stone tractor shed.

LOCATION West Prawle or 'Prenla' as it was referred to in the Doomsday Book, is a small hamlet of homes situated on the edge of an attractive valley and near to the Salcombe estuary. Salcombe is well known for its outstanding coastal views, rolling countryside as well as a centre for sailing and water sports. Chic Salcombe offers an excellent range of shops, restaurants and sandy beaches to both sides of the estuary. The South West Coast Path offers the best opportunity to experience the rugged beauty of the South Hams coastline with the stretch from East Portlemouth to Hope Cove being amongst the most beautiful anywhere in the country. West Prawle House has in the past offered rooms on a B&B basis and with its close proximity to Salcome offers a buyer this potential income source within a more peaceful setting.
