The kitchen area features an array of storage options behind limed oak units, there is a one and a half bowl sink unit plus a ceramic hob and plumbing for a dishwasher. A range cooker is a must have item for any Country Home and the oil-fired navy-blue Aga with twin hotplates and double oven certainly does not disappoint. The room is L Shaped and has plenty of room for a large farmhouse table and further seating area to the end with matching storage units. There is a most practical walk-in larder with quarry tiled floor which even features the original slate thrawl. Vendor's Insight - Nestled within just over six acres of glorious gardens and grounds is Eaton Lodge, a very handsome period home that lies just three miles from the pretty market town of Uttoxeter. The house was built back in 1911 for Captain Oswald Bamford, one of the directors of Bamfords Ltd. As well as the superb location and spectacular grounds, it was the character and sense of history of the property that Id say initially drew us to it, says the owner. Its a very handsome looking building and it retains many gorgeous original features, including some rather splendid wood panelling and a great deal of exquisite stained glass, and it also has an impressive octagonal tower, which makes the house really quite unique. Id say we both fell in love with it the minute we laid eyes on it.

Its fair to say that the house was in quite a sorry state when we bought it twenty-five years ago. It had been fairly neglected, and although structurally very sound, the interior was crying out for some love and attention. So, over a period of time we worked our way from top to bottom and very sympathetically updated it throughout. We didnt alter the layout because the rooms are all beautifully proportioned the ceilings must be around ten feet high and they flow very nicely, which makes it a comfortable home and an ideal place for entertaining. Weve retained and enhanced all of the features that made us fall in love with the place, so although it is ideal for modern living, it still has every bit of its character and charm.

The house is completely surrounded by just over six acres of really quite spectacular grounds, which are a feature of the property that weve absolutely adored and something well miss dreadfully when we leave, continues the owner. We have rolling lawns and a huge variety of wonderfully mature trees, so it feels like our very own park. Its a magical place and it has provided the most stunning backdrop to some wonderful occasions, the most memorable of which was our daughters wedding reception. We had a huge tepee on the bottom lawn, the stable block was transformed into a pub, we created a little area in the glade where the children were read stories It really was an amazing day and I remember the parents saying they didnt see their children all day, but they didnt worry as they knew they were having an enormous amount of fun in the safest environment.

Our huge living kitchen is without doubt the real hub of our home and its the room to which everyone seems to naturally gravitate, says the owner. We have a big Aga, which keeps the space cosy and warm in winter, theres room for our large dining table and a settee, so its a very sociable part of the house.

I think what weve loved most about the setting is the fact that we enjoy a superb feeling of privacy and seclusion, but without being isolated, says the owner. Were just a stones throw from Doveridge, which is a lovely little village with a thriving community, and we can be in Uttoxeter in well under ten minutes, and there youll find all the major supermarkets and the railway station. Were also no more than twenty-five minutes from places such as Derby, Stafford and Burton upon Trent.

Within the grounds we have an old coach house and stables, both of which could have huge development potential, says the owner. At one time we did have outline planning to convert the coach house into a granny flat so that could potentially be an exciting project for the new owners.

This has been the most wonderful family home for the past twenty-five years and its going to be such a wrench to leave, says the owner. In terms of what well miss most, it will be the sense of space both inside and out, and the outstanding quality of life that the property as a whole and this beautiful setting has afforded us.

Outside - The home has a lovely approach behind a pillared entrance and wrought iron gates. There is a sweeping driveway which offers plenty of parking to the home and leads around to the double garage and the adjacent coach house. The outside of the home is a real feature with over 6 acres of grounds including formal landscaped gardens. There is a former tennis court to the front of the home which is now more lawned gardens.
