The vendor says: �The proximity to Bath and good communication links to London, Devon and Cornwall and the Midlands, as well as the flexible family friendly layout of this house really appealed to us when we moved here six years ago. The house was originally built in 1960�s but has been extended to incorporate a large master suite and an orangery opening out with bi-fold doors onto the garden. The front door opens into a hall which leads into the open plan kitchen/dining space which is where we spend most of our time. The kitchen has plenty of room for a large L shaped sofa, or a dining table, so the cook can chat to the guests. There are cream cabinets, oak worktops, cream tiled floor, and a breakfast bar with gas hob and extractor. The kitchen overlooks the garden and has bi-fold doors out onto a decked area. It leads into the orangery which is where we have a large dining table and chairs. This is a brilliant entertaining space, and it is lovely in summer to throw open the bi-fold doors to the garden. In winter, the sunlight streams in and makes the whole house feel light and bright. It is such a flexible space; the previous owners arranged it differently with their sofas in the orangery and dining table in the kitchen area. We installed internal oak bi-folding doors from the orangery into a separate sitting room, which can also be accessed from the hall. This is so we could create a cosy sitting room or have the doors open to create a great entertaining space. In the sitting room we have fitted a Chesney log-burner. There is oak flooring throughout the ground floor, apart from in the kitchen. Also on the ground floor is a downstairs cloakroom, a utility room with double sinks with room for a washing machine and tumble drier. We have another room downstairs which we currently use as a mini-gym but could be used as a fifth bedroom or as a home office. It has doors leading out to the back garden.�

�Upstairs to the left of the landing is a large double bedroom with en suite shower, under eaves cupboard and a fitted venetian blind. Next door to this is a single bedroom with a built-in wardrobe and fitted roman blind. Then comes a door to an airing cupboard which houses the boiler and has shelving for bedding, towels etc. Opposite the airing cupboard is the family bathroom which has a bath with hand shower over it. The next room down the hallway is a double room with a fitted venetian blind. Opposite this room, off the hallway, is an under eaves cupboard. At the end of the hallway is the principal suite which is an exceptionally large room. There is ample room for a super-king bed, two large chests of drawers and two fitted wardrobes. There are two windows facing the front with fitted plantation shutter style blinds, a skylight and a Juliette balcony overlooking the back garden. The ceilings are high, and it is a light filled very spacious room, with an en suite shower room and skylight.�

�The main garden is at the back of the house and is rectangular in shape with planting on both sides and beech hedging along the back fence. As you look out at the garden from the orangery there are steps to the grass area, plenty large enough to have a kick about with a football or a game of tennis! We have widened the original steps and replaced the wall which separates the decking from the garden. This has been built with Cotswold stone bricks and slate tops. We have added up-lights on each side of the steps and also one on each side of the wall, which is lovely to look out on at night. There is a handy outdoor tap just outside the kitchen. Turing left out of the orangery, via double doors, there is a large decked entertaining area big enough for an eight person dining table, BBQ and sun loungers. This is a lovely sunny spot. Continuing to the left side of the house some decked steps lead down to a paved area where we currently have a log shed and store our bins. Here there is an outdoor double electric socket and we know that the previous owners had a hot tub plugged in here. A lockable iron gate leads from this area to the front garden which is bordered by a stone wall to the left of the house and a laurel hedge to the front. The decking continues from the large entertaining area along the back of the house to another decked area which is just off the kitchen, via bi-fold doors. This is a great additional space for seating/table. We also have a trampoline with planting around it, a shed, a small vegetable patch and a two storey children�s playhouse with two swings and a slide."

�At the front of the house is a single garage and parking for three/four cars on the drive, accessed via black iron gates. The location here is ideal. We can walk up the road to an area of Outstanding Natural Beauty, and we are on the fringes of the World Heritage Centre of Bath with all its unique shops and cultural activities, just 4 miles away, with a good bus service from nearby Bannerdown road. There are excellent schools at Bathford, Batheaston and Bathampton, 1mile, 1.1 miles and 1.9 miles away respectively. In Batheaston there is a hairdressers, pharmacy, supermarket, excellent fish and chips establishment, vets and the popular �Gather� caf� which is expanding into the White Lion pub. Our nearest pub is the Crown at Bathford. We have been so lucky to live in this beautifully designed, light filled family home in this peaceful location but within easy reach of village life as well as Bath and further afield.�
