There is a large welcoming hall, big enough for a piano and comfortable sofa. The ground floor also has a separate office, utility room, and cloakroom and the attic offers more space as well.�

�The garden is lovely. In the front there are lavender, box and mature roses. At the back steps lead up to the terraced lawn which has two circular patio areas enclosed by a dry-stone wall. These are perfect spots to sit and for enjoy a barbeque while revelling in the marvellous views. There are two silver birch trees, an apple tree, and a viburnum here. The second terrace has a summer house which has power and internet connection and is an ideal working from home office. The summer house is double-glazed and timber-built and has two rooms: an office and a play-room or teenage room, both with really superb views.�

�We are also lucky enough to have a garage and parking for two cars � quite rare in this location. Limpley Stoke and nearby Freshford are idyllic villages. Freshford Primary school has a Good Ofsted rating and is 1 mile from the house. The Hop Pole Inn is 4 minutes� walk and the Inn at Freshford is 1.2 miles away. Freshford also has an excellent village shop, post office and caf�, the Galleries, and is a very lively community with a football club, village fete and fireworks night. The walks round here are amazing. We are very close to the river and often take the dog out for walks along the fields by the river. The station at Freshford is 1.3 miles away and so it is easy to get to Bath and Bristol. School buses pick up children for Ralph Allen School, Royal High School and King Edward�s. It is only 3.7 miles to central Bath, with its huge array of galleries, cafes and theatres.�

�This has been a lovely sociable/entertaining house to live in, with fantastic views. The village is very welcoming and friendly, with good pubs and a shop and beautiful country walks, and being so close to Bath, with all it has to offer, really has been the best of both worlds.�
