Welcombe Park, Welcombe, Bideford
9 ACRES OF LAND IN A COASTAL LOCATION
A tastefully presented 4 bedroom character cottage in a splendid secluded setting with no near neighbours and fabulous far reaching views over open countryside towards the Atlantic coastline with smallholding potential.
Welcombe is a sought after village close to the Devon and Cornwall border in an Area of Outstanding Natural Beauty and properties rarely come onto the market. There are a number of second homes in the area as well as many long term residents and there is a vibrant local community. The beautiful and dramatic beach at Welcombe Mouth is close-by. It is a secluded spot popular with local surfers and there is direct access to the South West Coast Path from here.
The property is accessed from a quiet country lane and there are three separate gates at various points from the lane onto the land.
At the side of the house is a parking area for several vehicles and a gate leading to a very pretty patio garden at the front which has a southerly aspect and is an ideal place for alfresco eating. There are raised flower beds filled with an array of flowering plants and shrubs and built in seating.
The storm porch at the front has a stable door opening into the living-dining room. This attractive and cosy room benefits from natural slate flooring, beamed ceilings and there are two lovely open stone fireplaces at either end, with the one in the living area containing a wood burning stove and both having the original bread ovens.
The kitchen is fitted with matching eye-level and base units, roll top work surfaces with an inset sink and drainer, there is space for an electric cooker, fridge freezer and dishwasher. A door leads to the utility room, which has space for a washing machine and tumble dryer, there is a wall mounted central heating boiler and a door to a path at the side of the house. From the utility room is a shower room with wc and wash hand basin.
Also at the rear of the house, is a spacious double aspect sitting room with feature fireplace and double doors opening to an area of garden at the side, as well as a decked terrace with wood and glass balustrade running across the whole of the back of the property from which there are superb far reaching views.
Stairs from the living-dining room lead to the first floor landing which has stripped and varnished floorboards, as do all of the bedrooms.
Bedroom one benefits from a double aspect and has splendid views over countryside to the rear and there is also an ensuite shower room.
Bedroom three is also double aspect with far reaching views over the immediate garden, the paddocks beyond with the Atlantic Ocean in the distance. There are two further bedrooms at the front, both with exposed beams and a southerly aspect. Also on the first floor is the family bathroom containing a white three piece suite.
Outside at the side of the house is an attractive detached garden studio with light and power. This multi-purpose room could make an ideal office, gym or play room and it is accessed via wide double doors at the side.
As previously mentioned, the grounds extend to just over 9 acres and offer great scope for a wide range of uses. At the side, is an area of lawn approximately 40' x 40' with a wooden summerhouse. Further on from here is an area with separate road access, containing an open sided pole barn of 29' x 29' ideal for stables, keeping livestock or with potential to convert into a habitable building subject to planning consent.
Adjacent to this is an orchard, planted with young fruit trees.
There is plenty of good pasture for grazing, so anyone looking for a smalholding would have plenty of land for animals. There are three large separate paddocks bordered by established hedges and to the eastern side, an area of mature sloped woodland with a small stream at the bottom and a further small sloped paddock.
