"We bought the property about 11 years ago and have thoroughly enjoyed our time here. We love entertaining and have hosted many dinner parties and get togethers and it has been a particular delight having Christmas and New Year parties in the winter and barbecues on the terrace in the summer. As we are building another house abroad and want to spend time there we feel it is now the right moment to downsize and buy something smaller in the UK. However, we would like to stay in the same area as we are very fond of Birchington.

 

The house is in a great position – we are a stone's throw from the tennis courts and bowls club as well as the seafront and Beresford Gap if you want to water ski. We are within walking distance of Birchington station for the high speed train to London and the town centre with its individual shops and supermarkets as well as hairdressers, nail bars, vets and a medical centre. There are some excellent restaurants and pubs in the vicinity including The Smugglers and the Powell Arms plus Quex Park with its museum and outside complex incorporating a garden centre, leisure activity areas, craft shops and a livery stables. Quex Barn offers wonderful food shopping in its farmshop and a great eating experience in the restaurant.The local Birchington primary is a good school and there is also King Ethelbert secondary school and the Ursuline College available in Birchington and Westgate while grammar and private schools can be found in nearby Broadstairs and Ramsgate. It is not far from the main road for the Thanet Way to London and Canterbury.

 

As well as bowls, tennis and water skiiing there is the sailing club and other watersports such as wind surfing in nearby Minnis Bay not to mention the Westgate and Birchington Golf Club for golfing enthusiasts. If you enjoy walking there are a number of excellent places for a bracing walk with the dog and for cyclists you can revel in a trip to Reculver along

The first thing you notice about the Old School House is that it is set well back from the road and almost hidden behind high and impressive walls, providing privacy and security. Then, when you walk in through the attractive double wood gates and see the unusual, impressive and attractively tiled front patio on one side of the wide pathway to the front door and a gravelled area with mature shrubs on the other, you feel sure you will be in for a real treat once across the threshold. As you walk into the large reception hall this feeling is enhanced as immediately on your right through double glass doors you can see the fantasic drawing room with its very high vaulted ceiling, two sets of casement doors to the front terrace, a lovely fireplace and a stunning arched window at the far end. As its original name suggests this was once a small, independent school and it is believed the drawing room was historically the main classroom – hence its size. To add to this there is a delightful bar-cum-sitting room on the opposite side of the hall with its quaint corner window and patio doors to the front terrace as well as a tiled fireplace and door that flows through to the elegant dining room with a matching fireplace that can easily seat 10 to 12 guests.
