LOCATION
Lamorrick is a small hamlet on the outskirts of the popular village of Lanivet. Lanivet has an excellent range of amenities including a public house, village shop, post office, primary school, church, fish and chip shop and community centre. Bodmin is only a few minutes' drive away and has an excellent range of amenities and is conveniently located in the centre of the county with easy access to both the main A30 and A38 trunk roads. Bodmin Parkway mainline station offers a service from Penzance to London Paddington and is approximately six miles away, Newquay airport is approximately twelve miles away.

EXTERIOR
The current owner is currently building a new detached house on the far side of Oak Grove and this property is now nearing completion. The entrance drive is owned by Oak Grove but the new property currently has a right of way over it. There is parking for several cars to both the front and rear of the property. The garden extends to just under half an acre and has been beautifully landscaped with meandering footpaths finished in granite chippings winding around a large central pond with bridge over and well stocked borders planted with many mature shrubs and trees. There is also a level lawn and the bottom of the garden is bounded by a leat which joins onto the river beyond. Extant planning permission is in place for an indoor 7m x 16m swimming pool to be constructed which would be located to the rear of the living room and garage.

THE ACCOMMODATION
The property was originally designed as a reverse layout house and the design and structure of the house gives a buyer flexibility to change the layout with relative ease if required. There is oil fired central heating throughout and this is underfloor to the ground floor. You enter the property into an impressive reception hall with galleried landing above.
