LOCATION/ FURNEUX PELHAM Furneux Pelham is a lovely East Hertfordshire village that is well placed midway between the neighbouring towns of Ware, Buntingford and Bishops Stortford. The village has a thriving community with the excellent Brewery Tap pub/restaurant, St Mary's Church and the highly rated village primary school all taking centre stage. There is an active cricket club and throughout the area are many bridleways and footpaths. Rails connections are found in Bishops Stortford and Ware. Both the A10 and M11 are within an easy drive.

STEP INSIDE As soon as you pass through the front door this most welcoming home greets you. The hall opens into the living room with its high ceilings, exposed timbers and wonderful inglenook fireplace with wood burning stove. There are windows to the front and side aspects and open studwork leads into the study. The study is very cosy with a window that overlooks the rear garden. The exposed brickwork and partly vaulted ceiling give this room so such character. The master bedroom is at the rear of the house and is a great size with a luxurious en suite bathroom adjoining it and Jack and Jill door to the fourth bedroom. The fourth bedroom overlooks the church at the front. The guest bedroom is a good size double room and even has additional eaves space that is used as an occasional extra bed space. There is also a Jack and Jill door into the third bedroom. This bedroom is a teenagers delight with an eaves bed space, vaulted ceiling and a mezzanine floor accessed by a ladder. 

STEP OUTSIDE At the front there is a small garden enclosed with hedge, flowers and lawn. To the side of the house is a gravel driveway with parking for several cars. At the rear of the house is a beautiful cottage style garden with lawn that is bordered by well stocked flower beds and enclosed by a high red brick wall. The garden at the rear faces south and there are lovely spots to sit and enjoy the garden. There is a greenhouse and a detached barn/studio/workshop which once had planning permission to convert into self contained accommodation/annexe. The planning permission has lapsed hence a new application would need to be made. Presently the barn is used as a workshop/store and a studio. Beneath part of the house is a cellar that is accessed by a door to the side of the house. The cellar houses the oil fired boiler and high pressure water cylinder.
