SELLER'S INSIGHT We chose this property because we were moving from a large house in the centre of Bury St Edmunds, and were looking for a spacious character home with more grounds in a nice village. Blackbourn Cottage ticked every box and more.
The rooms are all so spacious and our favourite room is definitely the sitting room. It is bright, warm and has a fabulous inglenook fireplace which is lovely in the winter.
We will really miss the garden. It is so beautiful all year round and has a great sense of space which we are grateful for during the pandemic.
There is a good feeling of community within the village and are sad to be leaving, but the time has come for us to be closer to children and grandchildren in Sussex.
STEP INSIDE A multi-pane glass door opens in to the spacious Reception Hall with stairs leading to the first floor accommodation and doors leading to all rooms including the Cloakroom which is fitted with a two piece suite.
The Sitting Room is a stunning room with a window to the front aspect and fine array of exposed wall and ceiling timbers along with an impressive inglenook fireplace.
The kitchen is fitted with a wide range of oak fronted wall and base units, work surfaces and complementary tiling. Integrated appliances include an electric oven and four ring gas hob with extractor canopy above. There are three windows to the rear aspect overlooking the rear garden, doors leading to the Rear Hall and Utility Room and open stud-work through to the Dining / Family Room which is again of superb proportions and heavily timbered, along with an impressive inglenook fireplace and window to the front aspect and a door leads through to the Study, which is of generous proportions and has windows to two aspects.
The Rear Hallway has a range of fitted cupboards and a door leading to the garden and the Utility room, which is a superb size and comprehensively fitted with a range of cupboards, space and plumbing for washing machine and tumble dryer, window to the rear aspect and door leading to the rear garden.
Stairs lead from the reception hall to the landing and there are doors leading rooms and a window to the front aspect. The Master Bedroom is a stunning room and has a brick built fireplace with cupboards either side. There are dormer windows to the front and rear aspects. Bedroom Two is a great sized double bedroom with dormer window to the rear aspect, brick built fireplace and built in cupboard. Bedroom Three is a generous room with windows to the front aspect.
The Family Bathroom is fitted with a three piece suite to include a panel enclosed bath with shower over, wash basin and WC. Complementary tiling and dormer window to the rear aspect.
STEP OUTSIDE To the front, there is a mature garden of good size, with a wide range of established shrubs and bushes. A paved pathway meanders through the lawn to the front entrance door and extends to the driveway. The garden is enclosed by a brick and flint wall with pedestrian and vehicular gates. The driveway which provides ample parking, is to the side of the cottage and extends to the rear, leading to the Double Garage and Workshop.
The rear garden has a paved terrace ideal for al-fresco entertaining and adjoins an expanse of lawn with fine display of established flowering shrubs, perennials and trees. There is vegetable garden and a log store. A personal door provides access to the garaging and workshop.
