SELLERS INSIGHT We originally purchased Quercus Lodge as it was in the right school catchment area and we knew this would be home the whole family could enjoy. We are really going to miss the generous size of the property, the privacy it provides, and the wonderful sitting room with its fabulous wood burning stove. Our favourite room is without doubt the kitchen/family room which is the hub of the house and is a joy to be in when all the family come together. The village of Woolpit is well served, and the people here are lovely. We are hoping to remain in the village or close by. Since being here we have cleared some trees from the front, and added a wall with double gates at the entrance to the drive which has ensured privacy from the road. The name 'Quercus' comes from the latin name for 'oak'.
STEP INSIDE The welcoming reception hall with oak flooring, invites you into this beautiful home. The ground floor offers spacious accommodation which includes a fabulous en-suite bedroom which could have other uses, for example, a treatment room for therapists working from home. The sitting room overlooks the rear garden which is accessed via French doors onto the sun terrace, beautifully positioned for al fresco dining and entertaining. This beautifully presented double aspect room is accessed via magnificent glass double doors which are a feature throughout the property. There is a strikingly attractive wood burner which is cosy and inviting on a cold winters night. Alongside the log burner is underfloor heating to the whole of the ground floor. The contemporary kitchen/dining/family room offers superb features and facilities in a relaxing environment which lends itself to entertaining and get-togethers. Bosch appliances throughout, include eye-level self-cleaning double oven and grill; eye-level microwave oven; warming drawer; space and plumbing for an American style fridge; induction hob with statement pendant extractor light over; and dishwasher. There are a vast array of wall and base units with Minerva solid preparation surfaces over, and oak flooring. The separate utility with sink, worktops and splashback, provides spaces for washing machine and tumble dryer. The gas fired boiler and mechanical heat recovery ventilation system unit are housed here. Off the kitchen there is a further reception which the current owners use as their snug, but could be a study or further bedroom.
The first floor landing has a window and radiator, with doors leading to the second master suite in the property with sumptuous en-suite providing shower, WC and wash basin set in a superb vanity unit with a good level of storage. There are two further double bedrooms with window and roof light featuring frame fitted blackout screens. The family bathroom is perfectly designed with separate bath and shower cubicle, WC, and large vanity storage unit with wash basin.
The majority of the rooms in the home have TV/Satellite points, and Karndean flooring in the family bathroom and first floor en-suite.
STEP OUTSIDE Quercus Lodge is a walled property approached from Old Stowmarket Road through double gates. The long drive leads to the garage and cart lodge providing ample parking for the family and visitors. There are front and rear gardens with mature trees and hedging, with a large dining/sun deck at the rear for the warmer and sunnier days. There is also fencing which was erected when the build was completed in 2017/18. The garden is a blank canvas, ready for you to landscape, and add the plants, shrubs and flowers of your personal choice to create a fabulous outside space. The single garage has up and over door, power and light, and a personal door into the utility. The car port also provides power and light.
