Guston Elms is a stunning and unique country residence in the hamlet of Guston, near Richborough Castle and Sandwich and includes a lovely detached annex. It nestles in 0.549 of an acre and is surrounded by fields and has lovely rural views from every window. Driving in through one of a pair of tall and impressive wrought iron gates this fascinating house is laid out before you with its unusual front door incorporating half moon glazed and patterned panels. Originally built in 1920 the house retains some original features but has been extended and modernised with underfloor heating throughout and has everything needed for contemporary living.
The reception hall is open plan to the relaxing main lounge providing a lovely spacious and welcoming feel as you cross the threshold. However the ‘piece de resistance’ is the superb kitchen/breakfast room/dining room with its slate flooring, where the family spend most of their time. It was created about 18 months ago as part of a two storey extension and includes an attractive brick wall and brick pillar in the central island/breakfast bar, an integrated fridge freezer, a built in oven, hob and combi microwave as well as a two wine coolers, a dishwasher, washing machine and an oil fired Aga. There is also a large banquette style dining area that is really charming with its faux leather seating. This room opens up into the delightful conservatory that overlooks the garden and makes an ideal additional seating area. The ground floor also includes a well fitted and good sized study that could always be used as an additional bedroom if required, particularly as it is adjacent to the discreetly hidden contemporary wet room.
Upstairs there is a simply amazing family bathroom with an antique French cast iron bath and basin with original taps and a high level toilet. There are four double bedrooms and a single as well as an impressive double shower room. There are superb views from all the rooms with a panoramic vista across the fields as far as the coast.
The separate annex is a real gem. It includes a delightful fitted kitchen/breakfast room with a built in oven, hob and fridge freezer. There is a shower room and a large lounge with french doors to a separate terrace as well as a single bedroom and good sized double bedroom with a huge walk in dressing area and vast picture windows so you can sit up in bed in the morning and watch the wildlife. This would make an excellent holiday let or a separate dwelling for elderly relatives or adult children. The large lawn backs on to fields and the gravel frontage is large enough to park numerous vehicles including caravans, motor homes, boats or horse boxes while the double height garage/workshop could also be converted into another annex, subject to the necessary permissions.
“We have lived in this lovely house for the past 18 years and have thoroughly enjoyed refurbishing it and bringing up our family here. However as the family has expanded we now require different facilities and hope that new owners will really appreciate all the time and effort that we have put into creating such a beautiful home. We love the peace and tranquility that the location provides and enjoy looking at the views and the wildlife that visit us on a very regular basis.
Although we are out in the country we are very close to the historic Richborough Castle and it is not far to the lovely medieval Cinque Port town of Sandwich with its delightful pubs, restaurants and individual shops, while for golfing addicts there is the world renowned St George’s championship course as well as Princes. Boating enthusiasts can moor their boats along the River Stour and other sporting activities are easily available. The area offers an excellent grammars school in Sandwich and Dover as well as private schools in Dover and good primary education in Worth and Eastry and prep schools in Ash and Northbourne. From Sandwich there is the high speed train to London and a good road network to Dover, Canterbury, Folkestone, Thanet and London”.
