This charming country property has been completely rebuilt and extended to an extremely high standard and offers a fascinating mix of character and flexibility. The original country house was constructed in the 1930s but has now been transformed into a luxury contemporary home with three double bedrooms and a large former double garage with potential for it to be an annex. From the moment you drive in through the electronic double wooden entrance gates onto the large gravel frontage you can begin to appreciate the quality of this property with its weatherboard exterior and solid oak handmade front door.
This appreciation for a top quality finish continues as you walk through the new porch into the hall with its oak flooring that flows throughout the ground floor with underfloor heating in all the bathrooms. There is an impressive L shaped open plan living space incorporating a lounge/diner and kitchen/breakfast room that is absolutely stunning with its new inglenook fireplace incorporating herringbone brickwork and a Bressumer beam and bi folding doors leading to the rear gardens.
No expense has been spared in creating a fabulous kitchen that includes an inset gas Aga with six burners and units with solid oak doors and a 50mm granite worktop housing a variety of Miele appliances including an American style fridge freezer, a wine cooler and dishwasher as well as a built in coffee machine. The ‘star of the show’ is the beautiful central island breakfast bar with its large oak top and separate butler sink. There is access to a very useful study from either the kitchen or the hall as well as a downstairs cloakroom.
Also accessed from the kitchen is the very large former double garage that is just waiting for new owners to create an internal configuration to suit their particular needs and make it in to an annexe. At the moment this large space with its high ceilings, an independent front door and separate access to the garden includes a well fitted kitchen area with oak units, an induction hob, a fridge, dishwasher and washer/dryer. However the rest is a blank canvas but is large enough to create an open plan lounge/diner, a double bedroom and a bathroom as the plumbing has already been installed. Alternatively it would make an ideal office that would provide ample space for several desks or, for a small business requiring it’s own entrance with parking or a home cinema/games room or large gym.
Upstairs there is a galleried landing leading to the family bathroom, a store room and three double bedrooms including the delightful second bedroom with a vaulted ceiling and double aspect windows with views across the countryside plus the main bedroom. This has two en-suite bathrooms and a very large walk in dressing area which could be converted into a single bedroom serviced by one of the en-suite bathrooms. There is also access to the attic via a pull down ladder. The loft is boarded and has lighting so provides excellent storage space.
Outside in the easy to manage secluded rear garden there is a charming terrace that is ideal for al fresco entertaining, a lawned area and a raised decked patio where you could put a summer house or a hot tub as well as a useful but discreetly hidden shed. The garden gets the sun most of the day and includes a side gate to the gravel frontage where you can comfortably park four or five cars.
There is sensor security lighting front and back as well as an alarm system and very fast fibre optic broadband.
“When I brought this property in 2006 it was a quite basic country house and having obtained planning consent it took 18 months for the property to be completely rebuilt and extended to create the beautiful property you see today. My initial plan was to convert the side Annex into a guest suite which has it’s own separate entrance and separate access to the rear gardens. The guest suite would have had the benefit of it’s own separate kitchen and an en-suite bathroom with a separate double bedroom, living and dining area. However, when I decided to sell the property I recognised that this Annex would also make an ideal large working space/office so the new owners may prefer a cloakroom to be installed rather than a large en-suite bathroom. Alternativity it would make an excellent cinema, games room or large gym. With any of these options I would have enhanced the outside appearance by removing the unused oak garage doors and install 2 double windows to the front elevation to match the 2 rear elevation double windows in the Annex and finish the front elevation in matching weather boarding to provide a much grander appearance to the front of the property.
It has been a lovely home for me and I have thoroughly enjoyed the rural environment and the village atmosphere. Lower Hardres is a delightful place in an area of Outstanding Natural Beauty. It includes a village hall where a number of activities regularly take place and the delightful Granville pub and restaurant where you could stroll down to for a sumptuous Sunday lunch, while for those who enjoy the sound of willow on leather the house is very close to the Street End cricket club. Alternatively cricket fans can watch their favourite players at the nearby St Lawrence cricket ground, home of Kent County Cricket.
There is an award winning farm shop within walking distance and not far away is Bossingham where you will find a good primary school and the Hop Pocket pub and eaterie as well as Stelling Minnis with its historic working mill, archetypal village green, pub and the famous Minnis. Here is a great place for walking the dog and there are excellent places for cycling. It is close to Canterbury with its UNESCO world heritage site historic buildings, high street stores and individual shops, theatres, universities, bars and restaurants as well as two mainline stations and the high speed rail that will whisk you to London in under an hour. There is also an excellent choice of grammar and private schools while for sporting enthusiasts there is the Roundwood Hall Golf Club along Stone Street or the Canterbury Golf club and Polo Farm Sports club on the outskirts of the city. If you enjoy horses, there is also the Bursted Manor riding centre and excellent rides in the 440 acres of Lyminge forest. If you want to go further afield it is very easy to get to the A2 for London or Dover and Folkestone for trips to the Continent.”
