“When I brought this property in 2006 it was a quite basic country house and having obtained planning consent it took 18 months for the property to be completely rebuilt and extended to create the beautiful property you see today. My initial plan was to convert the side Annex into a guest suite which has it’s own separate entrance and separate access to the rear gardens. The guest suite would have had the benefit of it’s own separate kitchen and an en-suite bathroom with a separate double bedroom, living and dining area. However, when I decided to sell the property I recognised that this Annex would also make an ideal large working space/office so the new owners may prefer a cloakroom to be installed rather than a large en-suite bathroom. Alternativity it would make an excellent cinema, games room or large gym. With any of these options I would have enhanced the outside appearance by removing the unused oak garage doors and install 2 double windows to the front elevation to match the 2 rear elevation double windows in the Annex and finish the front elevation in matching weather boarding to provide a much grander appearance to the front of the property.

It has been a lovely home for me and I have thoroughly enjoyed the rural environment and the village atmosphere. Lower Hardres is a delightful place in an area of Outstanding Natural Beauty. It includes a village hall where a number of activities regularly take place and the delightful Granville pub and restaurant where you could stroll down to for a sumptuous Sunday lunch, while for those who enjoy the sound of willow on leather the house is very close to the Street End cricket club. Alternatively cricket fans can watch their favourite players at the nearby St Lawrence cricket ground, home of Kent County Cricket.

There is an award winning farm shop within walking distance and not far away is Bossingham where you will find a good primary school and the Hop Pocket pub and eaterie as well as Stelling Minnis with its historic working mill, archetypal village green, pub and the famous Minnis. Here is a great place for walking the dog and there are excellent places for cycling. It is close to Canterbury with its UNESCO world heritage site historic buildings, high street stores and individual shops, theatres, universities, bars and restaurants as well as two mainline stations and the high speed rail that will whisk you to London in under an hour. There is also an excellent choice of grammar and private schools while for sporting enthusiasts there is the Roundwood Hall Golf Club along Stone Street or the Canterbury Golf club and Polo Farm Sports club on the outskirts of the city. If you enjoy horses, there is also the Bursted Manor riding centre and excellent rides in the 440 acres of Lyminge forest. If you want to go further afield it is very easy to get to the A2 for London or Dover and Folkestone for trips to the Continent.”
