LOCATION

St Dogmaels is a village, parish and community in North Pembrokeshire, on the estuary of the River Teifi, a mile downstream from the town of Cardigan in neighbouring Ceredigion. It is a picturesque rather quaint village with colourful cottages (formerly fisherman’s homes) lining the hilly streets, where the remains of a 12th century Tironian Abbey and its’ grounds hosts cultural events and a weekly Farmers Market (every Tuesday at the Duck Pond in the Abbey grounds) that recently won British Market of the Year.  The towns feature Victorian, Edwardian and Georgian architecture, with the area rich in history that include ancient sites in both communities including Neolithic standing stones, Iron Age hill forts, an Abbey, Castle’s and an ancient fishing trap.

The White Hart Inn is in the village centre with the Ferry Inn providing wonderful views of the estuary from multiple decks overhanging the water – serving excellent food in a convivial atmosphere.  Walk the many paths to catch a glimpse of local wildlife on the Teifi including Wildfowl, Waders, Cormorant and sea birds or visit local beaches like Poppit Sands – a blue flagged beach backed by sand dunes, where the estuary meets the sea. 

Cardigan is a popular market town featuring Victorian, Edwardian and Georgian architecture with a busy high street of shops, boutiques, cafes and pubs.  It boasts an arts theatre with cinema, three supermarkets, small hospital, college, swimming pool and leisure centre. The harbour is set three miles from the mouth of the River Teifi in the form of riverside wharves upstream of the medieval bridge.  The maritime harbour was once busy transporting locally produced cloth from nearby mills, slate and tin-plate.

Both towns are less hour away from M4 to the south and the university town of Aberystwyth to the north.

 

THE LOOKOUT

The Lookout is a unique, well thought out design with highly stylised innovative features, positioned to maximize the views from the spectacular elevated position overlooking acres and acres of bucolic landscape, up and down the Teifi River estuary and the pretty town of Cardigan.  Walls of glass with large sliding doors on both the basement level and ground floor permit abundant natural light into the spacious open plan layout and maximize the views - immediately drawing one’s eye to the visual spectacle beyond.  There’s a sense of bringing the outside in, of enjoying the ever changing coastal countryside and enormous Pembrokeshire skies whilst observing the activities on the river below.

 A softly curved roof of living, flowering Sedum edged with pebbles adds a unique and visually impactful element of the eco construction. Integrated roof line lights accent the gracious shape and form.   A living roof helps to provide a microclimate for insects and birdlife, reducing surface run off of rainfall, plus aiding heat reduction.   

Underfloor heating to the basement and ground floor level is comfortable and efficient, keeping clean uncluttered aesthetic qualities in the open plan design.  Two solar thermal panels contribute to the hot water and the house benefits from mains service for gas, electricity, water and drainage. 

Some interior elements of the home can be customised to suit the buyer depending on timing and the build progression.
