Beautifully designed and built just ten years ago, this large and extremely well appointed family home boasts an enviable position on a much sought after residential road in the popular village of Boreham. "I've lived in this area all my life, and it's a place that in my mind ticks all the boxes," says the owner. "I've also been a designer for many years, so when a very large piece of land came up for sale - which they rarely do here - myself and my business partner jumped at the chance to buy it and build a pair of really outstanding properties, one of which I decided to make my family home."
"Externally the house has quite a traditional look. There are features such as sash windows, gable fronted dormers and a slate roof, all things that give it real character, however inside it's very much a modern home for modern family living. We added a huge, open-plan kitchen/diner to the rear of the property, and that has bi-folding doors that lead onto the garden, so when the sun is shining you can essentially extend the room outside. We also have a spacious formal living room and a really nice study, so it's ideal for anyone wanting to work from home. The bedrooms are all very generously proportioned so no one has to compromise on space, and leading from the hall there's a second set of stairs that take you up to a completely separate en-suite guest bedroom. We designed it that way so that anyone coming to visit could enjoy a degree of privacy from the rest of the house, however it could also be ideal for multi-generational living or for a teen who wants to have their own space."
"The garden has been designed with ease of maintenance, family and entertaining in mind, and it's something that has given us all a lot of enjoyment over the years," continues the owner. "Beyond the bi folds that lead from the open-plan kitchen we have a large area of decking, which is a lovely place to just sit out and relax, and beyond that is a huge lawn. The whole space is surrounded by an array of very mature and extremely attractive shrubs and trees, which create both a lovely outlook and a superb degree of privacy."
Favourite Room: "I love the whole house, but I suppose one of the most impressive areas is the huge reception hall, which is almost a room in itself," says the owner. "Creating a feeling of space throughout the house was very important to me, even in the circulation areas, so I designed this large, very bright and extremely welcoming reception hall, which I feels provides a really good introduction to the sense of light and space that flows throughout the rest of the property."
Favourite aspect of the grounds or surrounding area: "This is an area that has so much to offer," says the owner. "We have easy access to a superb selection of shops and amenities, the transport links are second to none so it's an ideal spot for a commuter, and there are some outstanding schools in the local area, both state and private, so it's also a really fantastic place to raise a family."
Unique Feature: "To the front of the house - as well as ample parking for numerous cars - we have a large double garage, above which is a huge room," says the owner. "It's currently an office space, but I'd say that the possibilities for its use are endless."
What they'll miss most / why they are leaving: "The house has been a superb family home and we've been extremely happy here for the past nine years," says the owner. "In terms of what I'll miss I suppose it will be the sheer amount of space and the sense of openness, which combine to make it very comfortable for day-to-day living and a fantastic house to entertain in."
Samphire is a stunningly attractive family home in this amazingly convenient location, ideal for commuters and for those looking to raise a family in a village environment which is well serviced with its own amenities, yet benefitting from being close to Chelmsford with its plethora of leisure activities.
As impressive as this house looks from the road, the real punch awaits as you cross the threshold. A modern, light and spacious entrance hall with wood engineered flooring greets you with flush finished doors and a double staircase leading you to the family accommodation.
This house has been designed with the modern family at the very centre of it. Inset ceiling spotlights to the ceilings throughout the house create height, underfloor heating creates not only warmth, but wall space to every room, white walls and neutral décor give a feeling of calm.
The Kitchen/Breakfast/Family Room runs across the rear of the property and is truly spectacular. Dual aspect, sash windows, bi-fold doors, velux windows all combine to ensure that this area is the epitome of "flooded with natural light".
Unusual architectural details are incorporated in this aspirational home such as curved walls, extended steps to staircases, walls and doors offset at angles remind you that there is nothing suburban and typical about this property.
The gloss finished kitchen cabinets with corian worktops, undermount sinks to island unit and side unit, halogen hob, two NEFF ovens make this the perfect home for entertaining.
This is further backed up by the upstairs accommodation. Take the main staircase from the entrance hall, this takes you to the first and second floors. On the first floor is the master bedroom suite which is dual aspect and has a dressing area and ensuite with a bedroom, bathroom and two built in storage cupboards which benefit from automatic lighting as the doors open; a prime example as to how well thought out this home is.
The second floor has two further double bedrooms and a shower/WC.
Of particular note, and what makes this house stand out from all the others is the guest bedroom suite which is situated on the other side of the house to the family bedrooms.
From the entrance hall, take the second staircase, and this will take you straight to the guest suite which comprises of double bedroom, shower/WC a and inbuilt storage. It creates perfect guest accommodation whereby they are in the house, but not underfoot. The biggest danger may well be in making any guest too comfortable that they do not leave!
The fabulous living accommodation does not stop here though. Above the detached garage, and with its own entrance to the side, is a self-contained room on the first floor. This is currently used as a study, but can obviously be adapted and has the potential for a variety of uses, such as au-pair accommodation/games room/man-cave.
EXTERIOR The exterior of this property is as well-thought out and constructed as the interior. A sweeping carriage driveway brings you in from the road and sweeps up to the house and around to the right for access to the garage. It therefore provides ample parking for vehicles. The front is beautifully landscaped with lavender bushes, post-and-rail fencing, grassed verges and mature planting.
To the rear of the property is what TV programmes refer to as "an outside room". A raised deck meanders across the rear of the property and is accessed from the bi-fold doors to the kitchen and family room. This provides ample seating and dining areas for those days and evenings it is clement enough to dine outside.
The decking steps down to the main garden which itself is well-established being mainly laid to lawn and with planting creating depth and privacy as well as a variety of areas to the garden. There is a pergola which leads to the areas of the garden, so not only creates depth and interest, but makes further "rooms" for trampolines/garden toys/kitchen gardens, whatever the gardener wishes to create.
