SELLERS INSIGHT "We bought our first house as a married couple back in 1963 in Coggeshall," say the current owners of The Fleece, "so when this beautiful old building came up for sale in 2011 (as a decommissioned pub) it felt like coming home! The great number of generous bedrooms was certainly part of the appeal, for visiting family including grandchildren and great-grandchildren. The location in the village could not be more central, and the large garden and outbuildings sold it for us, too. We have been able to set up an artist's studio outside as well as a woodworking shop, enabling us to maintain our respective interests. There is so much space and the possibility for solitude at The Fleece, yet when you step out the door you are slap bang in the centre of things!"

"When we bought the property 8 years ago, this decommissioned pub was semi derelict," continue the owners, "providing a definite challenge! Our research indicates that parts of the property date back as far as the 14th century. It has clearly been added to over the centuries but the core includes original oak beams, pargetting on the front elevation, a stunning inglenook fireplace and original glass in some windows. During the renovation process, we have tried to restore traditional features such as the external window sash shutters, many of which had been neglected or covered up during its previous life as a pub, whilst updating and adapting the property to modern living standards."

"Following its refurbishment, The Fleece very quickly became a very warm family home," the owners say. The large rooms have worked so well when entertaining, yet we have always felt cosy when it has just been the two of us. Perfect for extended family Christmases, it feels as if this house was built to be full of people."

The outside space is a wonderful feature of the property, too. "The garden is an entity in itself!" say the owners. "The roses around the back door are a particular source of pride, and the fruit and vegetable beds have produced an amazing crop of strawberries and tomatoes in recent years."

The local area also has much to offer. "Coggeshall is such a unique and vibrant village," say the owners, "conveniently located just off the main road (A120), providing easy access to Colchester, Stansted, etc., whilst allowing you to feel far away from the pressures of busy urban life. The village has several historic buildings and beautiful scenic walks, as well as a range of amenities to include great local shops, a bus stop right outside the house taking you to Colchester, a fantastic doctors' surgery, and all sorts of community societies if you want to get involved in village life. We have enjoyed the U3A, writing groups, and many a bottle with the wine society! An absolute must is the monthly visit from the Reel Picture House - our travelling cinema - who set up screen in the village hall. The event is really popular with visiting friends and family too, with the option to pre book a table and food for a super fun, inexpensive night out!"

"In summer, the rear study overlooking the garden is a favourite place, always light, cool, calm and inspiring. In winter, the front living room is wonderfully cosy, with a crackling fire and a good book."

"Being adjoined to Paycockes, the neighbouring National Trust House, has been a genuine bonus - although we've yet to reach their horticultural standards, we hope someone will take on the challenge! On a warm summer's evening, we have often been treated to the beautiful sound of their evening concerts, to which we are kindly invited as well."

"We celebrated a memorable 80th birthday here not long ago - replete with a hired marquee which looked amazing in the garden, without dwarfing it. Some of our overseas guests brought tents and camped outside, and played live music for us. It was our own octogenarian festival!"

"There is so much we shall miss about The Fleece, even small moments such as being able to wander out on a summer's evening and munch on the strawberries! The Fleece has been a true family home for us, but we're now ready to pass it on to the next lucky owners in the hope it looks after them as well as it has us."


 

LOCATION Coggeshall is a small market town located between Colchester and Braintree, there is plenty for all to enjoy. Coggeshall caters well for family living with an array of boutique shops, public houses and eateries. St Peter's Church of England primary school has good Ofsted reports, whilst Kelvedon St Marys state school has outstanding Ofsted reports. There are several independent school nearby. Kelvedon railway station is just 2.2 miles away and offers links to London Liverpool Street in around 50 minutes. There is a convenient bus service which runs daily Monday – Friday during peak hours from Coggeshall to Kelvedon. The A12 and A120 are a short drive away with access to Ipswich/Bury St Edmunds and Chelmsford/London. Stansted airport is approximately 24 miles away.
