"I love the house, and the garden has also been absolutely ideal," continues the owner. "It's a great size and wraps around three sides of the house so we can follow the sun all day long. There's plenty of space for the children to have a good run around as well as places to sit out, relax and entertain. In fact during our time here we've had an outdoor bar built, which is a great feature. We can sit out at the front of the house and have morning coffee, then in the evening move round to the bar for a G&T while enjoying a lovely view of the lake. This is a lovely family home and one that has given us all a wonderful quality of life. The garden, the lake and the wide-open green spaces that we have practically on the doorstep combine to make it an exceptional place to live."

"My favourite 'room' would have to be the garden, and during the summer months it really does become an extension of our living space," says the owner. "It's a very manageable size, very family friendly and it's also incredibly peaceful and private."

In my opinion this is a real hidden gem of a place and one that has enabled us to enjoy the very best of both worlds," says the owner. "The immediate surroundings make you feel as if you're deep in the countryside, and yet just a short walk away we have all the shops and amenities we could possibly wish for. We also have some excellent schools in the local area so it's a wonderful place to raise a family."

"What will I miss? Absolutely everything," says the owner. "This is the only house I've lived in that I can honestly say I'll be sad to leave."


LOCATION "Having the lake in such close proximity is definitely a standout feature of the property," says the owner. "The children play out on the grass � we actually see it as a bit of an extension of our garden � we can walk or cycle around the edge of the water, people walk their dogs out there and the residents' association occasionally organises a community picnic, which is a nice way to get to know the neighbours. The lake has definitely been a big part of our lives since we moved here."

Cygnet walk is idyllically set within the popular area of Stanway, there is access to many walks and cycle rides. The renowned Colchester Zoo is within easy access and offers fun family days out, there are over 270 species to see in around 60 acres of parkland. Tollgate retail park offers an array of shopping facilities as well as Sainsburys and a variety of restaurants and cafes. The west side of Colchester is home to renowned preparatory and state schooling. The A12 is within easy access and offer access to London/ Chelmsford and Ipswich. Colchester mainline railway station and Marks Tey are a short drive away and offer direct links to London Liverpool Street.
