Tiptoe Farm nestles in a glorious peaceful position in the hamlet of Lamellion. An ideal place from which to explore south-east Cornwall. The property is approximately one mile from the market town of Liskeard which boasts an interesting range of independent retailers and supermarkets and mainline railway station linking directly to London Paddington.

The nearest coastal town is Looe, an historic fishing port and tourist destination which centers around its delightful harbour and sandy beaches. Slightly further afield there are a plethora of fishing villages including Polperro, Polruan and Fowey together with sandy beaches and cliff-top walks on the Southwest Coast Path. Keen golfers can visit a number of local clubs including St. Mellion.

The central location also allows ready access to the spectacular north coast, with its renowned surfing beaches, whilst the splendour of Dartmoor is also within easy driving distance. The city of Plymouth lies within commuting distance and offers a fantastic range of shopping and other facilities.   

The property is entered via a timber canopied open porch with dwarf stone walls and slate floor. The front door opens into the entrance hall which has a period tiled floor and stairs up to the half landing and first floor. To the left hand side of the hall is the sitting room which overlooks the front garden and has a large stone fireplace with inset gas fired coal effect heater and clome oven and built in monks niche with oak shelf.

Across the hall is another spacious reception room currently used as a library, but also a potential dining room. Here there is a further stone fireplace with inset wood burner and exposed stone walls to either side. The third reception room is used as a study and is located to the rear of the property. A door leads from here out to the rear of the property and the covered walkway which leads to the adjoining cottage.

Across the hall is the traditional farmhouse kitchen which is lovely and light with two large windows with a long window seat across the width of both and a slate flag floor. The room is recently re-fitted with a range of cream panel fronted floor and wall cabinets and worktops which incorporate a sink unit and there is an integrated dishwasher and fridge freezer. A Range Master Elan gas hob and electric double oven cooker is in the old fireplace opening.

Off the kitchen is a boot room, also with a slate flag floor and a built-in cupboard housing the meters and built-in storage seat. A part glazed door leads out to the parking area and further inner door leads through to the good sized utility room. This is fitted with a good range of pine fronted floor and wall cabinets and there is a Belfast sink, plumbing and space for a washing machine, fridge freezer and tumble dryer and a built-in cupboard housing the hot water storage cylinder.

Completing the ground floor is the spa room. This room has proved to be very popular with paying guests in the past and can be independently accessed and locked off from the main house. There is a large Jacuzzi seating 6-8 people and a shower and separate w.c. A particular feature of this room is the deep covered well in one corner which has lighting.

From the entrance hall stairs lead up to a half landing with high stained glass window and door into the family bathroom. This is a lovely room with vaulted ceiling, exposed roof trusses and thermostat controlled under floor heating. There is a roll top slipper bath, high flush w.c., wash hand basin and separate shower with glass bricks to one side and heated towel rail. The stairs then lead up to the landing with doors to the five bedrooms. Four bedrooms are all good sized double rooms and all have window seats. Two overlook the front garden and two, the rear. The master bedroom has an en-suite shower room with underfloor electric heating. Bedroom five is currently used as a dressing room and has a wall of wardrobes to one side. This could be reverted to a bedroom if required by removing the wardrobes.

Previously the apple barn, this fully renovated and beautifully presented cottage has been used as an annexe but is now run as a successful holiday let and can be sold fully furnished if required. The downstairs layout makes it also very suitable for an elderly or mobility impaired person; the accommodation has recently served as an effective granny annexe. A door to the rear of the property opens into the kitchen area which is well fitted with a range of modern floor and wall cabinets with worktops over incorporating a sink unit and electric hob with filter hood over.
