South Hill Road, Callington, Cornwall
An opportunity to acquire an elegant and substantial country manor house rich in history. The home offers accommodation of at least seven bedrooms, annexe potential, outbuildings and grounds in excess of 11 acres. No forward chain. EPC Exempt.
Lower Manaton is a substantial Grade II Listed period residence which is believed to be one of the oldest homes in the district and was rebuilt (according to the listing entry) by Francis Manaton in 1687. The home, which has a wealth of character and charm, would benefit from some modernisation. This is an ideal opportunity for those that seek to reside in a very large home and relish the chance to create their own wonderful property. There are delightful grounds and a range of outbuildings. The gardens are colourful and mature, and feature a Holy Well, a stream, small lake and ponds. The land is predominantly broadleaf woodland which is a rich habitat for much wildlife. There is the potential for a rough shoot and the property would make a superb equestrian holding.
Beyond the elegant exterior lies the highly flexible and spacious accommodation which has a wealth of character throughout. The historic feel and heritage is to be seen the moment you enter the home. There are many reception rooms including the most wonderful formal dining room which is dominated by the floor to ceiling granite and brick open fireplace. From this room access can be gained to the garden. The sitting room is carpeted and again has a feature stone fireplace with wood-burning stove. The kitchen requires modernisation and is adjacent to the large pantry with one of the main features being the huge granite trough and meat hooks.
There are many additional ground floor rooms with at one end of the property a further modern kitchen with many integrated appliances. Adjacent is a further large lounge and two other rooms. This area could be converted into a large, ground floor, self-contained annexe suitable for a dependent relative or provide income by way of a long term tenancy. There is a very large cinema room. Above the cinema room is a spacious office wired for cabling and networking. The property has fibre broadband to the premises. There are two staircases accessing the first floor, the main turning staircase having a most attractive arched stained glass window depicting the unicorn, which forms part of the Manaton coat of arms.
On the first floor there are at least seven double bedrooms. The master bedroom has an extensive range of built in wardrobes and an en-suite shower room as well as a useful store room. There are two other bathrooms on the first floor including a luxuriously- appointed, family bathroom which has both a large shower cubicle and a spa bath. A very large triple aspect studio is light and airy and could be used as an additional reception room or a luxury master bedroom. All of the rooms on the first floor have wonderful views over the grounds.
Lower Manaton has oil fired central heating with two independent boilers. Some of the house would benefit from updating and a purchaser would no doubt relish the opportunity to put their own stamp on the property.
Lower Manaton is approached via an imposing entranceway which serves the private driveway. The private drive is shared by four neighbours who each has a responsibility to contribute towards its maintenance. Part-way down it branches off and from then on is exclusively for the use of Lower Manaton. There is plenty of parking and a large, insulated garage/workshop.
Adjacent to the driveway is a traditional, granite and slate two-storey barn which could be converted into further living or equestrian accommodation subject to obtaining all necessary consents. The grounds are a major feature of this south-facing country home and are at the rear of the house. They are well- maintained, attractive and feature lawns and a wide variety of mature specimen trees and shrubs. A small lake with an island and the pleasant trickling of a nearby stream is delightful.
Within the grounds are further ponds, a Holy Well and large, productive orchard. The remainder of the grounds consists mainly of mixed broadleaf woodland which features during the year a fine display of wild flowers including snowdrops, daffodils and bluebells.
Lower Manaton is in a tucked-away location with just a handful of other properties, close to both the villages of South Hill and Golberdon. It is just a short drive from the town of Callington which has a range of shopping, educational, recreational and commercial facilities. It is about a 10 minute drive from Kit Hill Country Park, which is known for its fresh air, open space, walking and outstanding views. The city of Plymouth is within 17 miles and has more extensive facilities and a Continental Ferryport. The ancient market town of Launceston is 11 miles away and is on the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Exeter airport is a 60 minute drive from Lower Manaton.
