LOCATION
In this idyllic rural position, on the edge of The National Trust Lanhydrock Estate, Cross Cottage is perfectly situated to explore the picturesque riverside and woodland walks around Respryn and the River Fowey. Lanhydrock House and its extensive estate is just a short walk away as is the historic Respryn Bridge and surrounding woodland.

The Camel Trail passes through Bodmin and follows the route of the old railway into Wadebridge and beyond to Padstow. To the east is stunning scenery of Bodmin Moor.

Within a short distance is the mainline railway station at Bodmin Parkway that connects into London Paddington. The station can be accessed on foot via 'Station Walk', a pleasant level walk from the nearby respryn car park. Newquay Airport is approximately 18 miles away and has a number of scheduled flights to both domestic and international destinations.

EXTERIOR
Cross Cottage sits on a fork of two country lanes and is surrounded by manageable landscaped gardens designed for low maintenance. To the front of the property is the walled garden with the previosuly mentioned Celtic cross being a central feature. This area is finished in chippings and has a lovely array of mature plants and shrubs. To either side of the porch are raised slate seating areas and to either side of the property are further seating areas along with the oil storage tank. The first floor landing has an exposed stone wall and window to side. The master bedrooms is an impressive room with a high vaulted ceiling with exposed roof trusses and two leaded windows to the front elevation with window seats, enjoying the lovely countryside views. Alongside is bedroom three with a further leaded window to the front, old fireplace opening and built in cabin bed. The family bathroom has a white suite comprising a panelled bath with shower over, contemporary wash basin and concealed cistern WC. The walls have mosaic tiles and there is recessed shelving with vanity mirror. Completing the first floor is bedroom two, a lovely guest room with high vaulted celing and double doors which open out to the sun terrace front which stunning views across countryside to the woodland beyond can be enjoyed.

THE PIGGERY AND STUDIO
Across the lane form the cottage is The Piggery, a single storey one bedroom holiday let. the property is accessed through a high gate which leads through to the granite paved seating area with a few steps up to a raised lawn bounded by beech hedging to one side. The property comprises an open plan living room/ kitchen with vaulted ceiling, large velux window and wood burner to one end.
