Treslea House has a beautiful country setting in its extensive gardens surrounded mainly by open fields and being accessed via a bridle way leading to open countryside and with extensive walks and footpaths for many miles, 300ft below the Iron Age Bury Hill fort. The location is designated an area of outstanding natural beauty and is just over three quarters of a mile easy walk to the village of Cardinham with its thriving community and centred around its parish church also with a local primary school.

The property is located between the principle A30 and A38 roads each only about two miles away giving easy access for quick transport routes and is also about five miles only from the centre of the large mid Cornwall town of Bodmin with its extensive range of facilities. This central location in the county is about a thirty minute drive only from both the north and south coasts. Via the A30 trunk road, the city of Truro is about half an hour's drive to the west, the city of Exeter at the junction of the A30 and M5 motorway about an hour's drive to the east. Cornwall Newquay airport, also via the A30, is about half an hour's drive to the west and offers a range of national and international flights in normal times and with daily commuter flights to Heathrow or Gatwick for London in about an hour's flight time only. Bodmin Parkway main line railway station is about ten minutes drive only.

The lovely gardens of about two thirds of an acre are bordered by mature hedges and surrounded by open fields on three sides and the bridleway which leads to the lower reaches of Bodmin Moor

The front drive and extensive parking areas serve both properties and is finished in granite chippings. A gate through a dry stone wall to the front has paths leading right to Medlar Tree Cottage front door and also to an external staircase leading to a small balcony and door into the main bedroom.

The path continues to the left into the well-stocked borders lining the paved path to the front door of the main house. In front of the house is the extensive large pond with a fine range of water plants including lilies and is well stocked with gold fish and others. Set in the bank is a gentle flowing waterfall. The water to the ponds is supplied from the mains so a filter has been installed to remove chlorine to protect the fish and wildlife. The ponds are intersected by a bridge then leading to a small gate giving access to the further areas of lawns and flower borders above the ponds and also to the enclosed swimming pool area. In the main garden there are three grape vines and various mature fruit trees and bushes including medlar, quince, apple, fig, plum and kiwi fruit trees.

Returning to the front drive area a path leads from the left and to the side of the main house under a pergola opening on to the extensive lawns and orchard with wide steps to one side leading to the front balcony. Below the balcony is an open car port. Behind the house there is a further small balcony leading to the back door and just above this is the hot tub.

The swimming pool and its surrounding paving are all of high quality finish. The pool which has a retractable cover measures about 39' x 16' and has a filtration unit and heating provided from the solar panels and an air source heat pump. Also there is the hot tub to one side. To the lower side of the cottage will be found the timber built cabin workshop also suitable for use as an office with electricity connected. Below this is a large composting unit and to the side of Medlar Tree Cottage there are the air source heat pumps used for pool heating assisted by solar panels also on the roof.

The house offers impressive large reverse layout accommodation of immense charm and character with thick stone walls and slated roofs belying the fact that the house was built only about 20 years ago with good standards to modern insulation requirements including full UPVC double glazing but in character with a wood effect finish.

The entrance porch opens in to the hall with stairs to the first floor. The master bedroom is a large double bedroom with two built-in wardrobes, and an en-suite bathroom with panelled bath, bidet, w.c, wash basin, separate shower unit and slate floor. Bedroom two is also a double bedroom with en-suite shower room also with wash basin and w.c. Bedroom three is a small double or large single bedroom with curtained full width clothes hanging space and bedroom four is a single bedroom used as a dressing room. The family bathroom has a panelled bath, a separate shower unit, a bidet w.c. and vanity basin unit with cupboards beneath.

The central staircase opens into the impressive open plan areas with fully exposed cross member roof joists and fully limed and light coloured tongue and grooved ceilings between. Turning to the left opens into the main lounge area featuring exposed stone wall finishes and with several windows to each side and a full width patio door with southerly access opening on to the large and well screened balcony with miles of country views. This balcony has an external staircase leading down to the garden. The high quality and most attractive sandstone faced wood burning stove offers efficient output of 15kw. Passing back through the lounge and above the stairwell is the dining room area with space for a large table and then leads into the kitchen. This was fully refitted about 12 years ago with a bespoke range of floor and wall cabinets with a matching breakfast bar. An island cabinet unit incorporates an electric induction hob unit and above is a central extractor unit in stainless steel and matching chimney above. The units incorporate a AEG eye level electric oven with NEFF integrated microwave cooker above and also an integrated Smeg dishwasher below the sink unit.   

A door from the kitchen leads to the rear lobby with door to the exterior and decked entrance approach. A door also leads into the utility room with plenty of space for appliances and has an LPG fired Worcester Bosch central heating boiler and further doors to the airing cupboard with well insulated hot water storage cylinder and also to the cloakroom with low level w.c. and wash hand basin.

The entrance door opens into the dining room with part exposed stone walls, storage cupboard and a large corner wood burner with glass front.
