LOCATION
The property is accessed over a shared lane passing Treliggon Farm just above and then giving access to these properties together with a neighbouring dwelling which also has its own adjoining annexe all in separate ownership.   The property is about one mile distant only from the centre of the village of Lanivet.   

The location of the property, via the village of Lanivet or other lanes gives quick access to the A30 trunk road. Newquay Cornwall Airport is about twenty minutes drive only from the property and the larger centre of Bodmin is approximately four miles distant. The M5 junction at Exeter is less than an hours drive and Treliggon is also well suited being in the heart of the county with access to both north and south coasts being about a twenty minute drive. About five minutes drive away will be found the well known Lanhydrock Golf Course and Hotel.

THE PROPERTY
Treliggon House is believed to have origins dating back several centuries and though not a listed building, there is a stone cross set in the gardens close to the house which became a Grade II listed monument in 1988. The house was extended a few decades ago providing the grand front elevation. We understand that a further adaptation of the property to the side was undertaken in the late 1970s or early 1980s.

THE ACCOMMODATION

THE MAIN HOUSE
The property is approached up wide steps under a timber canopy and through double doors which open into the entrance porch. This has windows to either sides, built-in storage and further double doors into the entrance hall. To the left is the study with one wall having timber panelling and there is a glass covered well with lighting. Across the hall is the impressive kitchen/breakfast room which has a slate flag floor and is beautifully fitted with a fantastic range of solid oak fronted floor and wall cabinets with worktops over incorporating a one and a half bowl sink unit with mixer taps. There is a wine cooler and space for an American fridge freezer and Range cooker with filter hood over. A stable door leads to the garden and a further door leads into the utility room where the oil fired central heating boiler is located and there are further floor and wall cupboards and a sink unit.

Returning to the hallway a wide staircase leads up to the first floor and there is a cloakroom with w.c and wash hand basin. A real feature of the house is the large reception room which has a feature fireplace with huge timber lintel, granite pillars to either side and an inset multi fuel burner and a door which opens out to the side courtyard. Internally further double doors open from the reception room into the snug which has a door to the side entrance porch.

The spacious first floor landing has four windows overlooking the courtyard and at one end a door opens to a staircase leading up to a loft storage area. The large master bedroom is a lovely room with windows to two sides and there is an en-suite shower room which also has built-in wardrobes with cupboards and shelving over to either side. Bedroom two alongside has a triple built-in wardrobe and en-suite shower room. Bedrooms three and four are also good sized double bedrooms and bedroom five is a good sized single room. The family bathroom is beautifully fitted with a central bath with corner taps, w.c., vanity sink unit and heated towel rail. At the far end of the landing is an office/occasional room that has a door into the cottage on the side. If a purchaser wished to use the property as two separate dwellings then this room and the adjacent large storage room could be incorporated into either property.

THE COTTAGE
Accessed via the courtyard the front door opens into the entrance hall with doors out to the living room and kitchen on either side. At the far end of the corridor there is the rear utility/cloakroom which has fitted floor and wall cabinets, w.c., plumbing and space for a washing machine and a stable door to the exterior. The kitchen/dining room is fitted with floor and wall cabinets with granite worktops over incorporating a sink unit. There is an eye level electric double oven, integrated dishwasher and wine cooler. The boiler for the oil fired central heating is located to the rear of the cottage.

The living room is a lovely light room with a wall of full length windows and French doors which open out to the courtyard. There is an old fireplace opening with inset wood burner and oak staircase to the first floor galleried landing. There are two good sized double bedrooms to the first floor with the larger having a range of built-in wardrobes with hat cupboards over and dressing table and an en-suite shower room with high flush w.c., vanity sink and double shower cubicle. The separate bathroom has a built-in airing cupboard with hot water storage cylinder, w.c., bath and vanity sink unit. At the far end of the hall is the previously mentioned storage room and office/occasional room.

THE EXTERIOR
The property is approached over a driveway shared with the neighbouring property and turns into a gravelled parking area to the front of this property. To one side is the large courtyard area which has a timber garden store/summerhouse and a door into the externally accessed storage room within the main house. A gravel footpath leads around the side, past a variety of fruit trees and to the rear of the house to the larger side garden. This is laid to lawn and has mature trees, through which views across the countryside towards Bodmin can be enjoyed. Immediately outside the house on this side there is a large gravelled seating/entertaining area where the Grade II listed cross is located. Wide granite steps then lead up to the top driveway and yard. This area has been screened from the house by close boarded fencing and has its own separate entrance through a five bar gate off the main entrance drive.

THE OUTBUILDINGS
These comprise two substantial timber garages/workshops each with concrete floors and measuring approximately 30' x 20' each. Both have power and lights connected, side pedestrian doors and one has double doors to the front and the other a roller door. There is a third timber built store with double doors and a lean to on the side, two further timber stores and a vegetable garden and greenhouse.
